I am wondering about when I can sell my ownership at the Ritz Aspen Highlands. I elected all of next years Ritz weeks for Marriott Vacation Club points. Do I have to wait until the next year to sell my ownership?

No. You can sell it anytime you want but you should be sure to clarify to the buyer (or potential buyer) as to when he (or she) have access to the time; i.e. "Buyers first use begins in 2022".

Under these circumstances the buyer would be responsible for maintenance fees from 2022 going forward.

I'm not so sure that Time Traveler is correct.

We recently purchased an EOY odd Marriott Grand Chateau week via resale. The closing process took much longer than I expected. When I asked the escrow agent why, she told me that the seller had elected points for 2021 prior to the sale and that Marriott would not let the deal proceed until those points were returned (thereby clearing 2021 usage for us).

My advice: ask Marriott.

Yep agreed call Marriott. You could also call Dennis Jung - he sells most of the Ritz timeshares and can help advise (I’ve reached out to him few times in the past). Also which interest are you looking to sell? PM me if you don’t mind.
