Quick Question. I might have a buyer for one of my TS deeds, but this was his last reply. Does this seem like a normal next step? I thought this is where the Title Company stepped in. We're only talking a $250 sale price, but I'm thinking about access rather than money. Can sending this info direct to an unknown buyer pose a problem or am I being paranoid?

It made me wonder because I got almost the same response on another listing. When I offered a different option he stopped replying.

It sounds like the buyer wants to do the title transfer himself - which I am not in favor of. That's why I always require the title transfer to be handled by a licensed title company, even if I have to pay for it. (I use LTT) When you use a professional you have their protection against incompetence, and fraud, and the guarantee of a legally transferred title. I would require the buyer to use LTT and if they refuse, I'd walk away.
