Selling a deeded timeshare

Hi
My husband and I bought a timeshare about 10 years ago. Deeded property in Vegas. But basically with all the changes, its not really going to work out for us anymore. Plus we are in some financial difficulty, like many others and life would be a bit easier without the maintenance fees.

Now my question is, how do I work out how much my timeshare is worth. is the deed worth anything extra?

I'm totally new to this and I would ideally like to get the timeshare off my hands as soon as possible. Add into the equation that we moved to the UK a few months ago and so this is a little more complicated.

Any advice would be much appreciated.

Thank you

Hi and welcome to TUG!

The sad truth is that you may even have difficultly giving it away. There are more than 30 timeshares in Las Vegas, so there is more supply than demand. The last unit that sold on ebay at your resort, sold for $101, and many more are offered for $1 and have no bids on them.

Please go to ebay and search for your timeshare by exact name and then click on completed auctions only - www.ebay.com

I know that's a shock, but in this economy, it is an unpleasant fact of life.

WHAT EVER YOU DO - DO NOT PAY SOMEONE A HIGH UPFRONT FEE TO SELL YOUR TIMESHARE - THAT IS ALWAYS A SCAM!

There are two places on TUG where you can give away your TS's for free (no charge for the Ads.) There are other cheap and free sites on the internet, as well.

TUG Marketplace - the only cost is your TUG membership - $15 (List it for $1 and it will automatically go in the Bargain Basement Ads.)

Bargain Deals - Totally FREE! - just write a simple post with all the pertinent info. In your post, include the following info.:
-resort name
-unit size
-season owned
-maintenance fee
-current reservations

To make it more attractive I would:

1) Pay the 2012 maintenance fees and don't ask for reimbursement.

2) Pay for the title transfer (you can get a simple title transfer with no escrow or title search for about $100.) Many people have used Tugger TTT (Alan) at Time Travel Traders for this service in the past, but he is retired and is referring most business to Lisa Short for this service - 1.706.969.8906 readylegal@gmail.com Lisa has been receiving good reviews on TUG.

3) Reserve a popular holiday week in 2012 for the new owner

Good luck!

I would also try to list it somewhere in the UK ... Vegas is a popular place to visit; perhaps someone there would LOVE to own their own Vegas timeshare?

Thank you for the advice. I guess I might try to sell it. Ebay is quite disappointing but the 2 or 3 timeshares on the TUG Marketplace seem to be quite highly priced. I just amn't sure what would be a good price to start at. For $101 I might as well just rent out my weeks/days.

Remember that the ASKING price doesn't mean anything. Many owners have no idea that the resale market is FAR different than the retail market and so they put a completely unreasonable price on their Ad. Those timeshares will never sell, because you can buy the same thing on ebay for $1. That's why I suggested that you look at the completed auctions on ebay - not the asking prices.

Renting is a possibility - but in Las Vegas, you are facing the same market issues - there is far more supply of rooms than demand in LV. Not to mention that you are competing with super cheap hotel rooms.
