A rep from Blue Bay Advisor in orlando phone me about my timeshare. If I wanted to sell it with no upfront fees. They charge a 6 percent commision on the final sale. Of course nothing seems to be to good to be true. I need to have a title search and a estoppel letter first so they can put it for sale. They did say that I could call the resort which would charge me a fee for the search and the city for the estoppel letter. The rep said that they could do both for a fee with no pressure which way I decide. Is the title search and estoppel letter neccessary before the sale. Any input would be appreciated.

Sounds to me like you'd be paying some up-front fees!

I'd pass.

It may be that Blue Bay Advisor requires the title search and estoppel letter - not that it's necessary in a legal sense. What is their fee for this?

It's a scam. Search TUG and you'll find some of the details.

It may be a scam, but I don't find anything for Blue Bay Advisor using the search function? Do you know something about them?

This is a way for a company to charge you an up front fee for something which is completely un-nessary for the seller to have.

The Buyer will want ( and pay for) an estopple letter ( and maybe a title search) but there is no value for the seller to have these.

Looks like the fees for the letters and "search" are the profit in its business model - 6% won't pay the bills!
