Sales Offering Deeded US Week as Incentive

Went to a presentation today on Hilton Head.

As part of the incentive to try and purchase more points, they had as part of their ‘kitchen sink’ offer a deeded week at Ft. Lauderdale for the months of Jan - March.

Is this a new thing where US locations are going to try and sell deeded weeks now? Has anybody else seen this as part of an offer?
 
Bundles have been around for a while, they don't offer them routinely, but do have them available. Some places will even show you a list of weeks to choose from.

It can be a good way to get the equivalent cost per club point down to below $8ea and you have to watch the maint fees on the week to ensure that they are less than for Trust points. You also need to double check that the week will be enrolled and can be elected for club points. I've not heard of them offering unenrolled weeks, but its always good to check.

If you are in the market for more club points it is a way to get a deal direct that is competitive relative to resale and a faster transaction.

^ I didn’t want more points…..but the salesman was trying to sell them to me, and included the ability to purchase the deeded week as well.

My thought - If they offered to just give you that low value week, would you take it?

Or would you buy a Grande Chateau platinum season lock-off unit for under $2,500? You would be getting 2 Interval trades for a maintenance fee of about $1,500 per year.

Depends on whether the week was enrolled and what the maint fee per club points would be and if it was a lock-off or not.

If I wanted club points and it was enrolled and the maint fees we less than $0.80/club point, I'd take that.

If it was a lock-off that would be an extra bonus. It will still trade well enough in II for what I want.

When I heard on the conference call that the average owner owns 1.3 weeks, I was surprised and thought about alternatives to owning much. (Doesn't really pertain to us as we are already overweight in timeshare, both points and weeks.) It might be that people are buying good property/tradeable inexpensive weeks and trading them for what they want - considering the cost of full participation. The points are expensive, the maintenance fees are high, and there is tough competition for good reservations using points. A new entrant into timeshare might take a different less expensive path. One other thing - there are really good deals around for resale weeks.

Only my view - My decision would be to walk and go buy the Grande Chateau even if they offered to give me the week for free rather than buy the accompanying expensive points. We're talking about taking on a likely $35,000+ upfront obligation here plus the higher ongoing maintenance fees.

Obviously it is more than a resale / used week, but it would be much better than buying points (even 1k points would have cost more).

The deeded week cost was $13K and it was enrolled giving you 3,300 points. (I think those numbers are about right based on my memory). It was a lockoff unit as well.

It's easy to talk about the number of points for the enrolled deeded week coupled with the necessary points purchase - Wow, quite a few points now. However, that's usually where it ends. The logical transition should then be to ascertain what the points would yield in actual reservations, assuming you can get the reservations. Then, think about the forever annual maintenance fees to use what you have purchased coupled with the upfront spend.

I'm from a rural background and often heard the expression "a pig in a poke" which often refers to buying something without inspection. The story goes that a farmer goes to the market and buys a nice pig and is then handed a poke (a bag) containing the pig. The farmer gets home and realizes there is a cat or other animal in the bag. (This is a good thing to talk about at the dinner table and applies to many acquisitions including mates.)
 
A "gift" of a low-value deeded week... truly the gift that keeps on giving, so long as you don't mind perpetual bills for maintenance fees!
Fort Lauderdale in January and February are major cruising months/time for some major cruise lines in Florida….Imho

Kids are in school and vacationers from up North and Canada love to cruise in January and February to avoid the cold temperatures.
