Royal Mayan Question

I heard via the "grapevine" that the current owners of Royal Mayan intervals received a letter regarding plans at the end of the trust.:confused:

Anyone willing or able to share this info (if it exists)...would be appreciated. I rarely trust grapevines, but thought it wouldn't hurt to ask.:shrug:

I thought I read somewhere that they would not renew the trust, but I have searched for the source of that info. I want to say it was on the Royal's message board, but now I am not sure.
It would be a great ploy to scare current owners into buying at Haciendas, wouldn't it??

When we were there 2 wks ago our sales rep told us that Royal is not going to renew any of the tri Royals when they come due and probably not the Sands. They are now offering "deals" on the RH to RM owners is what we were told. Their next step are the fractionals and full time residental.

I received a Email from the Royal Resorts a few months ago saying they would not renew the memberships at the Royal Mayan like they did at VCI.
The sales rep also showed me a copy of the letter at the Royal Mayan 2 weeks ago.
I agree with Karen, Its likely a ploy to get Mayan owners to buy at the Haciendas.
Alot of Mayan owners after watching what was done at VCI and would very likely pause and think they should wait for a renewal offer befor buying a Hacienda unit.

The Royal Mayan membership agreements have always been clear. The resort is to be sold to the highest bidder at the end of the contract term.
Thats true at all the Cancun Royal resorts.

The only reason VCI was renewed was because it could not be sold at a price that would cover the residual payouts in full. The market price at the time would only have covered 50% of residual values.
extending current owners membership at a discount and marketing the units of owners who wanted to cash out was the only way owners could receive full residual value.
The Royal Mayan still has five years left befor it will be sold. Its too far away to know what the market price will be at that point in time or what the Royals will do.

I think this will be just like VCI..NO ON WILL KNOW UNTIL the offer is made!!
To long of a time for them to decide what will happen.

Dear Inquirer of Royal Mayan, The only thing I have heard as a Royal Mayan owner is that the residual value for weeks owned by owners will be less than the risidual value. Expect about a 50% return on the residual value on resale of the Royal Mayan. THe original owners that purchased the VCI have lost money on their repurchase. They will not do this again. SOOOOOO-- Royal Mayan resale will be LESS than thought. This is not a for sure thing but this is the present word from a publication from Metaire, La.---The Owners Manual publication for the Royal Resorts.
