I think the Royals will make a deal to resell the RTU or just pay off the residuals and resell. I would imagine it would be quite important to them to keep the tri-Royals intact.
One VCI plan floated has the Royals upgrading VCI and reselling it as timeshare Intervals.
Who knows what the Mayan property will be worth in 2013 but they could find that re-selling as Interval ownership is the only way to give owners their full residual values just like is happening at VCI.
I belive that there is even more reason for them to retain the Mayan and re-sell it as timeshare. The Royal Mayan is integrated as part of the TRI-ROYALS and they would not want to sell it outright to another bidder.
I expect Owners will beable to use their residual value toward the new re-purchase price.
Owners who want out will receive their residual value upfront or when the actual interval sells.
JMHO
I think the situation with the Mayan is very different from VCI because of the neighboring resorts so I'm not sure what happens at VCI will dictate anything.
If the Royals resell the Royal Mayan as timeshare units, they will:
1) Be able to payout the residuals
2) Keep the tri-royals in tact
3) Make money...lots of money
I personally don't see any other way.
Exactly right,
The Royal mayan membership Residual terms state that once all residual values are payed in full the Royals have the rights to any excess amount equal to the total residuals payed.
Reselling as Timeshare is likely the only way the Royals is going to collect there share of the sales proceeds.
