royal holiday club questions

hi, i have an offer to take over someones MF's and then i would own their ts. how does this system work? and are you happy with the ownership? is it flexible to use? can you really go to all the places they are affiliated with?

what are the MF" for an ambassador unit?

*I am editing this post to clarify that I have no personal experience with RHC, but have seen numerous reports on TUG that indicate that you should be cautious with this company. Thank you to those of you that have added more information.

I totally disagree with Denise. They are no more bad news than other big companies who love to separate folks from their hard earned cash. However, many Tuggers here really like their RHC usage because they bought resale and because they have learned how to use it. I love mine although RHC does have bookkeeping issues so you have to keep track of EVERYTHING. I have points which I love. Be aware that if you just "take over" the fees you will have to pay a transfer fee to have it all put into your name and that fee was $500 last time I bought points. It sounds like you have a weeks not points unit. Icydog (Marylyn) I believe has weeks, so she can help. When booking you MUST book early and be tenacious about checking back if you don't yet see inventory. They say they will let you know when thing come available but they don not. I really like my RHC points. Nice flexibility and the ability to book 3 or 4 day stays! Good luck. Blondie
 
I also must disagree with Denise. Read the recent articles in Timesharing Today or go to JNs link shown above for a balanced view. It can be great if you know what you're getting into. Sounds like yours is an older contract with a traditional 1BR (not points), they can be very valuable if used properly. Go to TS4Ms for real answers. I'm only guessing but ~$700 for MFs, you could call 800-961-1810 and ask what the MFs are.

Barb, if this is fully paid off - the person giving it to you doesn't owe anything on it - this is a GREAT ownership! :banana:

You will have to pay a transfer fee of $500 and u should also find out how many years are left on the ownership.....follow the link over to TS4Ms where there is a dedicated board to RHC - and Spence is an expert in the system.

Unfortunately, people that purchased directly from the developer are not a happy group, as there is a learning curve for this ownership..... and the developer pricing is outrageous.....but with your type of ownership, you get a week every year (or can be split into a 3 day/4 day stay) in NYC, London, Paris, Ireland, Aruba or Peoria :D - lots of great possibilities!

There are 3 types of 'week' ownerships that equate to a studio, 1BR,2BR - I just don't recall which is which :shrug: The MFs are according to unit size.

I have rhc points and I am very happy. If I had paid developer price, I might not be so happy. I bought resale and it was the best money I have ever spent. I would love to buy more points. I bought strictly for NYC and I have been able to get the dates that I wanted most of the time. You have to plan ahead, though. I really haven't had any problems with their accounting so far. I have found their vc's to be very nice to deal with. Their online reservation system is very frustrating, though.
