The only advice I can give is to go with a contractor with a good reputation. Not every 25 y.o. with a roofers' hatchet and air hammer is a roofer. I found that out after we had to call a long-time reputable roofer to fix what our bargain roofer messed up.

There are a lot of new designs out now, one " looks like curved tile " but is actually flat. New designs are expensive but at least check them out.

Insurance coverage?

First thing, if you live in an area where you get occasional hail, get a roofer to inspect it for prior hail damage. In the southeast, almost every shingled roof gets hail damage, but few know that insurance covers a NEW roof if it happened. Few even know to check it.

If the roofer says yes, then get the insurance adjustor to check it too. Seldom do they deny it. We have had four new roofs done with 100% coverage .....(1)one previous house we sold 20 years ago, (2)our current house when bought 20 years ago, (3)same house two years ago, and (4)my late Mom's house which sold last year. Worth the trouble to check it out!!!!

I agree with all of the above. Some manufacturers void the warranty if there is hail damage.

I would also get 25 - 30 year warranted shingles that are mildew resistant.

Not sure where you live, but in Nebraska being well insulated was a big consideration.

When we got our new roof, we had 2 layers of plywood put underneath (and blew in insulation). It's quieter and better insulated (I think that was the point, DH orchestrated that). Our house is the last one to have the snow melt, it's an even melt, and no icicles. DH is quite proud of that.

Thank you for the replies. Our asphalt shingles are about 18 years old so it's time. We do want to address ice dams so will be looking at better insulation in the attic space.

I've been thinking about reshingling my roof as well. Does anyone have any idea of approximate cost for a ranch type house in New England? I know prices will vary. I'm just looking for a ball park figure. Thanks.

Roofers will be really happy to give you estimates. We redid our roof a few years ago and got five estimates, all quite different.

Just curious, are you replacing your gutters, too? We will need a new roof soon and I am thinking of putting on new gutters that are wider and will catch more rain.

Besides looking at better insulation in the attic, make sure you have good ventilation in the attic. Good ventilation can help prevent the ice dams.

A good ice shield under the shingles alonc the lower edges of the roof will help

Do any of you have experience with the heated mats that go under the shingles to prevent ice dams? Seems like a better solution than the wires zig-zagging up and down but also seems like something that could fail and would be hard to replace. Not to mention the increased electrical bill.

Fire Department

We need to reshingle our roof. Any new products or ideas to consider? Thanks!
One good course of action is to talk to the fire department. They can at least tell you what type of material is best. We didn't do this on the last house but would do it on the one we are in now.
We used Deca Tile on the last house because everyone said how great it was to fight a roof fire but what was good in that regard is bad if the fire starts from the inside. The tiles are so good that they hold the heat in and make it hard to fight a fire and fire fighters don't like it because it is harder for them.
