I wondered how this works. Do I write to Marriott with the offer I have received before I contract with a closing company? Otherwise, would I not be charged closing costs if the company starts processing the sale and then Marriott exercises the right in a couple of weeks?

Yes, every time it is sold - if it is a Marriott that has ROFR - not all do.
