Hilton waived ROFR on August 22 for the HGVC on the Boulevard - Las Vegas. I paid $7,500 for 7K points Platinum season and the $562 Hilton activation fee. All other closing costs were incurred by the seller. The maintenance fee breakdown is $826.83 + $159 (Club Dues) = $985.83. What are your thoughts on the transaction? Did I get a good deal, or a great deal? If you don't think it was a great deal, what would have made it better in your opinion? As always, thanks team!

Congratulations. You didn't say but I assume that this was for 7K points platinum season. The Hilton activation fee should be $560 (saved you a few bucks) and MFs were $821.83 (without voluntary ARDA fee) for 2017 (saved you a few bucks more). Your purchase cost is $1.071/point (with closing cost included) and MFs cost are $0.117/point (without club fee included). My personal criteria are to have purchase cost ~$1.0/point and MFs cost ~$0.1/point. You are hitting both of my criteria. In fact, my last purchase had about the same numbers. Can you please add to www.rofr.net?

You always so helpful! Thank you for your detailed feedback. In as so excited to post my purchase I left out some key details. I'll edit my post soon. I'm working ok another purchase that's exactly the same, but a buy in of $7K instead.

@Oceans82 that's fantastic news! I was told recently by a knowledgeable real estate agent that ROFR on the BLVD currently was $10k. Perhaps it was higher earlier this year and now HGVC end of year budget is running dry. (I hope because I am considering a Vegas property now.)

@Oceans82 that's fantastic news! I was told recently by a knowledgeable real estate agent that ROFR on the BLVD currently was $10k. Perhaps they were trying to convince me to pay more (didn't work). Or perhaps it was higher earlier this year and now HGVC end of year budget is running dry. (I hope because I am considering a Vegas property now.)
Another real estate agent told me the same thing! I actually called her back to tell her my deal passed. I'm working on another one for $7K with all closing costs paid except the $560 activation fee. John Kushman from Resort Closings in fantastic.
