ROFR on Sea World?

Does anyone know what is not passing ROFR these days on Sea World?

I'm thinking about another small (4,800) point package and curious what is happening at that property.

Please advise and thanks!

TUG Member & HGVC-broker extraordinaire Seth Nock -- http://www.sellingtimeshares.net/ -- keeps better track of that than anyone. I'd guess that something less than $0.50/point would not pass.

I'm intrigued about ROFR at all HGVC in general. Seems like there's been a pretty sharp pickup in pricing for Platinum packages...we picked our for ~$1 a point, but now they're back up to $1.50 a point range.

Gold is still pretty depressed..

So the only thing I can think of is this reflects Hiltons ROFR distorting the market.

I guess that Hilton has figured out that there's a higher demand for plat-pkgs, not to mention fairly sizable spread between buy-back and resale pricing.

I talked to one of hgvc's corporate greed representatives last week. He said hilton is buying resales back heavily to sell themselves. I think he said last year they spent 10 million on rofr. Has to do with their new way of doing business. They are buying other timeshares to add to their brand instead of building new ones and buying back resales to sell themselves. Course he could of just been blowing smoke up my you know what. I would still try to buy resale until they ran out of money or the market ran out of contracts. They are definately buying timeshares as he mentioned several that are going to be added to the brand soon.

So would the thinking be hold off on PLT purchases cause they are being targeted for ROFR and have inflated prices now? Which only leaves GLD as the real "bargains" out there (of course getting less pts for the MF).

I'm contemplating in jumping right now w/ a GLD package vs just waiting till the PLT ROFR starts to die down (or not likely?). Any history if Hilton has regularly practiced ROFR or is this just a "phase" right now?

All PLT (1BD and 2BD) are all pretty high. In the range of 1.78/pt vs ~1.1/pt (~62% premium!!!) in the Orlando or LV market. http://www.sellingtimeshares.net/category/hilton

Here's a good example:
GLD 2BD Flamingo 5000pts going for $5500
PLT 1BD Flamingo 4800pts going for $8000!!!

Even if you factor in the MF, (805 vs 733.79), the break-even doesn't happen till 35yrs!!! Plus you get the extra 200pts on the GLD each year.

Of course I'm assuming that the unit size and season at the home resort doesn't matter so much for the buyer and purely looking at points are plain points perspective. I'm looking mainly for the most cost-effective to just get into HGVC to be able to book club reservations as a trader, gain access to open season and play around RCI, probably wouldn't use the home resort so much 1 out of 3/4yrs so the PLT season aspect doesn't seem so important.

Really doesn't seem that PLT are good deals right now. Especially comparing the GLD 2BD 5K vs PLT 1BD 4.8K. Is it really worth getting PLT right now?

Of course these are all still way cheaper than developer, but the reason why we're here is to get the best deal right :)...
