Anybody know how long its been taking Riverside County to transfer the deeds for the Marriotts in Palm Springs/Desert? :confused: The closing company quoted 4-6 weeks, please say it ain't so. :bawl: My gold Shadow Ridge L/O just passed ROFR for $26 :cheer:

It may depend on whether your closing company will do this online or by snail mail. I just recently had name changes done to my deeds and JRA Services did it for me all online. Janet processed it on line the same day she received my signed paperwork. A smooth, efficient transaction. I received my new deeds, by mail, 10 days after they were filed.

I just bought a EOY DSVII for $1 and it took about 2 weeks for the deed to be recorded. According to my closing company (Timeshare Closing Services), Riverside County received the paperwork on 9/22. It was recorded on the Riverside County Recorder website with a date of 10/4. It looks like Riverside only updates their website once a week or so and I was just able to find it online yesterday even though it had a recording date of 10/4. According to my closing company, it is now on it's way to Marriot for the transfer so we will see how long that part takes. I want to reserve a 2012 Thanksgiving week and I think I will be cutting it close on Marriot transfer time (based on other comments on this board), but CJ Timeshares has said they will book the week if it hasn't fully transfered by November 15th (the day that reservations for that week open).

I purchased a unit at Marriott Desert Springs II back in August and I was told that the whole process would take three months. However, hearing how quickly you all have gotten your paperwork done, I have contacted Timeshare Closing Services to see what the hold up is.

Gotta love the information we get on TUG

I actually won my ebay auction on 9/3 so it took about 3 weeks for the ROFR process and other paperwork (mainly just sending them a copy of my DL) and then getting the deed to Riverside Co. on 9/22 so if you purchased yours in August I would check on where the hold up may be. Do not know if your seller (mine was CJ Timeshares and they have been great) was the same, but if not, it may be the seller more than the closing company as TCS has been very fast and efficient with mine.

Thanks, I didn't know that they could do it online. I was just assuming snail mail. I'll check later this week.

Looks like we both bought from the same company and are both using TCS.

Also looks like I'm running 1 month behind you, so 1 month from now mine should be recorded and on its way to Marriott. Maybe another 6-8 weeks before I see it?

CJ Timeshares was very willing to book a 2012 week for me while the transfer is in process so if you think you are running out of time to book for 2012 (I also have a white (gold) week so there are not that many 12 month out reservations left this late in 2011) just give them a call. They apparently have a "reservations" person that handles these types of requests. My problem is going to be more timing than anything I think, but hopefully it will all come together. So far so good...

Where and how did you find it on-line? At this time, I only have a Week Number and Unit Number. Apparently, I can not search the county records by my name according to the Riverside County Web site:

I'm using TCS also. I purchased my Shadow Ridge Monday, 10/3/11. My Shadow Ridge passed ROFR on Monday, 10/17/11. On Tuesday, I got an email from TCS that my deed was on "Fast Track". When I called this morning, the lady confirmed that Fast Track means recording the deed over the Internet, instead of using snail mail. I'm hoping they get deed confirmation next week and then it should be in Marriott's hands the week after.

Since you purchased your TS in August, I'd call them today and see what the hang-up is. Call Customer Service department at 877-889-2373 and give them your escrow #. Did you get to the stage where they ask for copies of your drivers license? Have you recorded? Did it pass ROFR?

I found it by going to: http://riverside.asrclkrec.com/OS.asp. Clicked on Records Index Search. Then after accepting the terms - clicked on Offical Records and then did a search by my name. I used a begin date of when I knew it was delivered, for a perdiod of 1 month. Currently the data base is only through 10/11/2011 so you will need to keep an eye on the date the data base is currently listed through before you start to worry much.

I saw that too. Follow the link and info given by guidice. I had to enter the exact date that my deed was recorded, but I had my new deed and knew the exact date. My info was there.

update

Received an email from the closing company this past Friday indicating the transfer was complete and Marriott now recognized me as an owner. Called them today to get my owner/customer today and they had my information and I just got my web access set up. 8 weeks from close of auction to on-line with Marriott.....

Next step.... the 2012 reservation process..

Speaking of Riverside county, I just got my tax bill and it was next to nothing for my Desert Springs I. Looking back at my records, I see that for the greater part of the past decade I've paid around $156 a year on average. This year it's $76.76.

Unlike a lot of municipalities, California counties have to reassess values and make adjustments to property taxes.

It's slightly more because there are other items that can be added onto the 1%, such as Emergency Service and School fees.

But this doesn't come as welcome news since my purchase price was waaay more than the current value and no matter how much the value of the property declines or taxes come down, the MF's continue to go in only one direction.

FYI, we purchased our week for $5.50, but the county used a value of approximately $4,500, and they also added a fixed timeshare fee of about $25. I have a feeling that they are able to use purchase price or actual value to determine the tax assessment.
