Resort usage fees collected

If we own a weeks usage that week has unrestricted use of resort facility. If someone trades for our deposited use and are charged a resort fee why are we not credited those funds?

Some resorts assess a resort fee on top of the maintenance fees paid by the owners. It's an additional cost to whoever is staying at the resort . . . most likely including owners too. For your specific resort & situation, it's best to contact your POA or management company for answers.

These resorts fees are a racket, that if memory serves started with the Manhattan Club and then spread to many other RCI resorts.

Who pays them varies. I remember one time exchanging into a resort on the French Riviera in summer through DAE Europe. The people in front of us were RCI exchangers and they were charged a significant resort fee but we were not. It turned out that this resort treated DAE exchangers like owners or their guests, who were not charged that resort fee. So with that resort, which exchange company you used also mattered.

It will depend on the resort and management company. In some cases these fees may be offsetting your annual maintenance fees even if you don't see an income line item for it in your annual budget. In other cases the resort fee could just be a profit item for the management company. Best to check with your HOA BOD to see how it works for your resort.
