Rescinding my purchase?

We purchased one month ago, liked what we saw, and received so far. The issue is there were some outright lies told, and the truth removes all the value we once saw. Upon reading the contract it states
“As evidenced by delivery of the deed”
This leads me to the question:
Does 10 day rescission period begin once I get my deed in the mail?

I haven’t received anything in the mail, whatsoever.

The rescission period starts the day after you sign the contract. I'm afraid it's too late. If you try to raise the issue of 'what's written differs from what you were told', you will be told that what'd written is what the deal is, not sales pitches.

You're welcome to write and send a rescission letter, and all you'd be out is the postage, but it won't work. (IMO)

As I am sure you are now discovering, you needed to rescind BEFORE the deed is recorded. You had that 10 day period to do so, which means you are an owner now.

Best way to deal with it is to make use of your ownership by either using it or renting it out to cover your expenses. You can sell it, however most timeshares are worth little or nothing, and no one will want it if there is an outstanding loan on it.

What exactly did you buy and how much did they charge you for it?

Also, be sure NOT to use an exit company who charges you upfront money in order to get the timeshare out of your name. They will simply take your money and fly off into the sunset. They have no incentive to do anything once you've been scammed out of your hard earned money......

The other thing to consider is, how much do you have left owing on the loan? If you still have tens of thousands owing, you might want to consider the option of stopping any more payments. For instance, if you have $10,000 left owing on something that's worth about zero dollars, do you want to pay $10,000 (plus interest) to salvage it?

REscind and rebuy for $1
You have to be very careful with HICV resales. Only three locations transfer points and you can’t buy those for $1 anymore. The others limit you to the home resort.

No. When you sign the contract.
