Dear members & guests,
I purchased Wyndham time share on 10th August 19 and realised not worth so sent a rescind letter on 12 th August 19 but still not heard any response. I looked again on cancellation instructions and not able make out last 3 lines so could any of you clarify if I need to send any other forms etc. I have attached my instructions above. Thank you for your response in advance.

As long as you sent your letter of rescission by certified mail so that you have proof that you mailed it, you should be fine. Did everyone who signed the purchase contract also sign the letter? Did you mail it to the address shown in your instructions? If you did all that, you're good. There's nothing else you need to send according to the instructions above.

I didn't have any problem reading the last three lines with a magnifying glass. I think you're fine. It might take up to 45 days for them to refund your payment if you paid by credit card. Just keep monitoring your card. They aren't under any obligation to get back to you, but they are under a legal obligation to refund the money you paid them. Wyndham is a reputable company and I think you'll get your money back.

It's only been 3 days since you mailed the rescission letter and Wyndham is NOT obligated to notify you of either it's receipt, or the progress of the rescission. I may take up to 45 days to receive the refund of your down payment, but receive it you will.

As long as you sent by certified mail, you are fine. Don’t accept any phone calls from unknown numbers. Mind sharing how much you saved with the rescission?

Dear Jim, Thank you very much for reply, I was expecting some kind of response from them but good to know it may take up to 45 days.
Our time share quoted $25000+850 pa maintenance.

Thank you very much, yes, it was sent by return receipt (with next day delivery). Good to ignore any calls from them. $25000+850 pa maintenance.

Sit tight and be patient. You'll get your funds in 45 days or less, so no worries.

Hold onto your Postal Certified Mail Receipt, sit back and relax.......

Research before thinking if Ts is for you. Ts works well for people with flexible but definitive work schedules. You book 6-10 months in advance and must stick to those dates. Cancelling means lost points and money.

I’m not against buying Wyndham timeshares. Im against buying retail or developer Wyndham timeshares. Heck, I have three (3) Wyndham TS, all purchased for $1. No joke.

Now feel relieved that I have taken appropriate steps to cancel and save that amount but still not completely relaxed as I have not got the confirmation from them. I know it takes few more weeks for that confirmation. I would like to thank all of forum members for useful information on how to rescind.

They are under no legal obligation to provide you with a confirmation; they are under a legal confirmation to refund your money if you submitted the rescission paperwork correctly and in a timely manner.

Your true confirmation will be your refund and then you know you're "off the hook".

Good move; hang in there!

You can always dispute the charge on your credit card if necessary. I hope you sent the letter priority so you have a tracking number as proof you sent it.

I’m not against buying Wyndham timeshares. Im against buying retail or developer Wyndham timeshares. Heck, I have three (3) Wyndham TS, all purchased for $1. No joke.

I do have to say that I am confused. Do you own developer points and not find any value in the VIP acccount?

Lost money? I guess if you’re out of free RTs it cost money to cancel, but as long as have free RTs or your VIP it doesn’t cost money to cancel

Not exactly sure where you’re coming from on these 2 matters

Great to hear. Thought I’d share a tremendous savings due to TUG. My wife and I went to a presentation at the Grand Colorado in Breckenridge. We negotiated from $105000 to $68,000 for 2 bedroom lock off summer. We cancelled the next day after a call to a local ts broker who said we could get same type unit for $7900 or less resale and get access to all amenities. Company rep was so upset, she called us to warn amenities only available on developer purchases. Just another lie from developer reps. Another scam avoided. Thank u TUG.

Whoever signed the Ts contract must also sign the rescission letter. How much would rescission save you?

Most sales lie and BS. Why buy developer when you can buy resale at pennies on the dollar or better yet many are given away for free. Learn the system and make it work for the way you travel.

I am glad to confirm that I got my refund on the card but no email communication.

We hope that your rescission went well and that you are enjoying life without the financial burden of a developer/resort TS. Solely to track how much TS owners have saved, mind sharing how much you saved with the rescission? As half of all tuggers initially bought developer/resort TS, there is no shaming involved.

@Cwfellers @sherken470 @Tantonelli @Lamuse didn't confirm the amount of their Wyndham rescissions. However, given that 64k is now the minimum contract number and $155/1k is the lowest price I've seen for developer prices, each rescinded at least $9.9k. I don't know about all the other systems enough to put a price on TS retail prices.
