Correct, it’s 81K SO in the even years. For what you’re trying to do you don’t want that. Plus SMTN you’ll be paying 999 closing lol. I’ve gone through them but you have to be prepared to negotiate heavily. Go for an annual.

Check the estoppel to be sure it gets 81K and is a non-LO If you pursue this one. The seasons SVV were sold in don’t necessarily line up with the current star options.

These are the Bella platinum weeks.
So week 45 is not platinum. That would make the 81K a lockoff not a standard. For future reference make sure you know these weeks for Bella platinum. For key west refer to the SO Chart. Only Bella is different.

Thanks much @CPNY ! Does a lockoff mean the 81K SO's are less valuable in trading?

Thanks so much @Eric B ! So tricky I'm not sure how to keep it all straight. Is the estoppel a document the broker would have or is it available online? Appreciate your expertise!

No, lockoff means it’s a two bedroom that is actually two one bedroom units with a connecting door, you can deposit into interval as two one bedrooms for two separate exchanges or as a 2 bedroom. Star options are star options. One doesn’t have less value than another. Think of star options as currency. Your two bedroom is worth star options (points or currency however you look at it). The 2 bedroom in a more desirable week (platinum week) and size of the unit (lockoff vs standard) will get you a star option value. A 2 bedroom lockoff in a platinum week will be worth more options than a standard 2 bedroom but it will also be more in maint each year. That’s when I showed you the ratio. You’re paying more per star option with a lockoff worth 81K ITS NOT WORTH IT AT ALL.

the broker would request an estoppel from the resort, they should have it to send when they list a unit. Many won’t send an estoppel before you win an auction, although some will.

$1000 for this unit is too expensive.

There’s an annual Bella Platinum listed on eBay now. Good auction price. Reputable Seller
Nearly 1800 bucks after closing if you buy now. There is a cheaper one on somewhere else I sent him

Lots of restrictions on resale purchase of a “voluntary” resort, but not on a “mandatory” resort.
Read the sticky post on Intro to VSE. That will explain it all

Depends on what you buy. If you buy a mandatory phase in SVV (Bella and Key West only), WSJ (2 phases there I think hillside and Virgin grand maybe),WKORV-N/ and Harborside at Atlantis the star options usage at VSN resorts transfers on resale. You cannot enroll the ownership into the bonvoy program however. If you buy voluntary resort then you can only use the star options at that home resort. With mandatory resort, interval membership is included in the maint fee. You have to pay separate fee for interval with a voluntary resort.

StarOptions don’t transfer with voluntary resorts. If you buy a voluntary week you have to book the full week in the season you own (unit size also has to be the same). You can trade in interval.
The exception to this would be voluntary resorts or products that have HomeOptions instead of an actual week (Nanea, the flex products and a phase in WSJ I believe?)

Hi I have a follow up question since I am new here , new to timeshare and would wanted to buy a resale. Why would a westin timeshare with the same room, same view , same season, same staroptions points Have different yearly MF? Is this something to do with when the original direct buyer bought the unit? Meaning the earlier they bought it, the lesser the MF? Thanks in advance

In general a room at XYZ resort will have the same MF as another room at the same property. The MF for a weeks deeded property are based on size, not the season or when the property was purchased. this is part of the joy of arbitraging timeshares by buying a unit that has low MF and then trading it or using your points to get a much more expensive unit.

There are some resorts that have different phases and are different legal entities - even though they appear to be on the same property. There will be a variation between those phases. For example, SVV has several phases. Each phase has slightly different MF even though a unit may have the same number of bedrooms and would have the same SO value to book.
