Resale Purchase - MF's, Taxes, Club Dues

Quick question - we're in the process of purchasing HGVC resale with a broker highly recommended here on this board. We recieved notice that we will be closing on or around Jan 23rd. We understand that we will be paying the maintenance fees, taxes, & club dues at closing. Those should be for 2012, correct?

Unless the terms of your deal are very unusual, you are correct.

It is theoretically possible that the seller never paid 2011 MF's and you are picking up that cost (for which you would receive no benefit) as part of or as an offset against the purchase price. But that would be very unusual and you would be aware of it because it would be one of the terms of the purchase contract.

A good point. The above possibility, however remote, is one which the OP should promptly and clearly address directly with the broker or closing entity. It would be a most unwelcome surprise to learn only later, after making an incorrect assumption, that OP is actually covering unpaid 2011 fees, only to then have to "pony up" again for 2012. Ask the unidentified broker about this important detail --- specifically and soon.
