I have been through the major timeshare programs presentations from Diamond, Hyatt, Marriott ,Wyndham and Starwood. While the points program may be good for some the Maintance Fees are higher.

I have found that owning a week in a 2 bedroom lockoff in a Red Season Resort works for us. We pay on average $980 for our weeks+Exchange Company Fees.

Our home resort is the Ridge Tahoe which is on Interval and our Villa Mirage Diamond is with II and RCI(we split our 2 bedroom lock off and get 3 weeks depending on the time we choose to book). The Marriott is asking $1,700 in MFs for a 2 bedroom lockoff in Palm Desert. So we are going to try and get rid of it soon.

I toured the Sedona Summitt and like the property so I found a 2 Bedroom Lockoff for $1,300 which includes all MFs for this year. The MFs are $960 per year and its part of II and RCI. The resort is a Red Week all season like our Ridge Resort.

Owning a week on the old system works for us. If we take two day vacations its just not worth driving 100s of miles to do so.

My point is to listen to the presentation and notice the point values. Do you think spending $30,000 for a week or points which includes Interval Membership or RCI is really going to make you happy?

I feel happier klnowing that we purchased the week for thousandas less getting a nice unit and not having to stay at a motel. I find it fun working the system booking weeks at nicce properties.

On a few presentations I have heard others purchase at the high price and I felt like yelling to the entire room Rescind Resicind Rescind and to log onto TUG BBS to save money.

The way I see it as is if you purchase a Lexus a year old miodel it still is a nice Lexus just like when you buy a timeshare its only new when it was first occupuied or if the resort is under development.

Once the unit has been stayed in it starts to depriciate value as others have stayed in the unit. Would you rather pay $30,000 or $1000 for the same unit? Would you feel happy throwing away your money and then you end up paying the high fees.

I can't thank TUG BBS enough for getting us back to Timesharing on the resale market. My Grandparents spent $10,000 for a Marriott Week when here we bought our weeks for a Grand. We are happy with our resorts.

In fact this June we are staying at our Home resort at The Ridge using our Interval Banked Weeks+our owner week and can stay in the same unit.

Happy Vacations don't have to come at a high price.
