Good morning all. My BF has had a HIVC timeshare in Smokey Mountain Resort Tennessee for quite a few years. We have only stayed in a timeshare when we attended the sale information and 1 year later. That stay 1 yr stay set in motion more costs and a pressure filled sale presentation. The first stay was actually at a Holiday Inn in Williamsburg Virginia. We previously spoke with Wesley Group and they asked for $10,000. We have tried a resale company actually suggested by HIVC about 18 months ago and still nothing. The maintenance fees along with the other rising costs over the years is a small fortune!

We ended up after 2 hours of 3 people surrounding us. Each time he said no they came with another offer and another offer. We ended up with 1/2 of 1 bedroom in odd years with 90,000 points in odd years. I am sure that the fees we are continuing to pay is the same as a whole timeshare “ownership”

We need to get rid of this Timeshare forever. I am retired and he was going to retire but the cost of daily life along with the small fortune paid to HIVC.

Help!!!! Is there a speedy process by a reputable company? Is there a reputable company to help with a buyback/sale of this Timeshare? Thanks.

There really isn't a company to get rid of a TS. You should read the sticky at the top of this forum regarding giving back to Holiday Inn using Horizons:

My thought is this: how much more money can we afford to throw to HIVC? We just paid the current maintenance fee. At this point, $1200 for them to take this ridiculous Timeshare back and delete any further assessments, maintenance fees and all other fees!! Just think how much this would cost over the next 5 years!!!! We could put all that $$ into a high yield savings account

Most resale Timeshares are worth little or nothing. TUG does have a "Free Timeshare Giveaway Forum" where you can post FREE Timeshares should you plan to give it away.

Don't ever consider paying someone upfront money that promises that they can sell it for you. It is a pure scam to lighten your wallet.

Should you find a take for your timeshare then use someone who can handle the transfer for you: www.LTTransfers.com

Legal Title Transfers are well known for doing a great job in handling Timeshare transfers. Click on the website that I provided on the line above and check them out.

Ok so do you have 2 deeds 1 with Smokey Mountain Resort (SMR) and 1 with williamsburg or where is the second deed? Was this purchase pre-2019? I would strongly suggest listing them on TUG in the marketplace. the SMR deed might have value but honestly if you want out you could just list it as free and offer to pay the transfer fees which should be less than $400 for title and all that. Otherwise I can't tell you much on the other deed without more information.

THanks

Jusr received a call from a company (Time Share by Owners) who said that they would list my timeshare for rent and sale. Orange Lake CC, West Village week 6 for a fee. The fees are all paid for 2026 and now am unable to travel any more. I now want to get rid of it so my family will not have any problems in the future. Any advise and any info about Time Share Owners.

Your best bet is to either do horizons or list it on the TUG marketplace.

This is a scam just like Wesley. No one wants your timeshare. If they do they will take it on a listing here, with no upfront fee. Sorry to break it to you but this is reality. Any money you spend trying to get rid of this, will be like flushing it down the toilet.

It is worse than that I had called them looking at buying a timeshare from someone and they try to scam on the front and back end. They expect the borrower to pay closing costs of like $1600.

pretty sure a smoky mountan ownership would be easy to give away, isnt it one of the ones where the points transfer?
