Redweek rental ads, identical dates, studio and one bedroom, same price, one is an owner, one is an II exchange. Which will rent first?

The one bedroom villa is posted by a RW member named Erik with the $190 mandatory fee disclosed.

I would be very angry if the studio for the same dates as an II exchange was my ad. DVC points requires 2X the points for the one bedroom over the studio.

Plus, think of the profit there is in renting exchanges, but that is why it's against II rules.

I complained to Redweek about this particular rental. Redweek could lose a lot of business, if they continue to allow this to happen.

These should be reported to II, not Redweek.

The issue of the violation of II rules is totally valid. And the 1BR at $14/point is cheap.

Regarding the person (it's actually a broker) who listed the studio, that listing is at $29/point (the reservation is 102 points) so that's probably out of whack too. 1BR vs studio is about 2X in DVC points. It won't be 2X when the studio is overpriced by a lot or the 1BR underpriced by a lot. In this case both are happening.

RW gets a huge commission on that verify/ protect listing. The price is high of the RW price to the renter. RW makes money on both ends of the sale.

II used to have a fraud department that went through ads to find these, but they are not doing that anymore.

Given that DVC Shop has literally hundreds of listings on Redweek, many for 1-2 nights, I don't think they pay the $99 on the "owner" end and they also probably pay a fraction of what we do for the listings fees.

There's good reasons why Kevin's listing for the 1BR is not verified and protected. I wouldn't get anywhere near it as a renter as tempting as $14/point might sound.

report exchanges posted as rentals to the TUG II email support address, im sure Marc will forward it to the right person if not provide a separate email in which to send such reports.

I believe they still enforce the rule, but obviously cant scour every resale site to investigate every rental posted.

Both ads are ridiculous. The SSR owner thinking he/she is going to get $26 per point for a standard view studio? That’s not even that much cheaper than booking directly through WDW, and WDW frequently drops discounts. I do agree with you and hope that II starts cracking down on this though, it’s going to impact available for exchanges as well.

I will say that as a rule, TUG will remove them from our marketplace if they are either obvious...or reported (or the member sends me an exchange confirmation when we ask for the rental confirmation).

I usually get two reactions on this. 1. "oh goodness i had no idea" and 2. "so? i do this all the time? whats the problem?" the latter ill forward on to Interval for them to handle as they see fit.

Hurts II for exchanges because less available to actual II members, as @Fido Chuckwagon point out. Also will eventually hurt Redweek.

The commercial companies probably come out even on the $99 verify/ protect fee because a $3,000 rental is going to have almost that much in credit card fees. That is why I choose verify/ protect for many of my listings. I figure if I can come out even on that front, I am good.

My own listings, I add guest names to DVC and Westin before the renter pays a dime because it's free to change a guest name. I do that and send them the confirmation #'s, so they can add to MDE for Disney, Marriott Bonvoy for Westin.

But my RW Disney rentals are not working well. I rented one for December, 5 nights at OKW, and I made a little over $20 net, but I lost so much money on ads, that pretty much puts me under $20 with that expense. I had a verify/ protect for 12/15-12/22 that I also listed on DVC rental store that did rent within a week. RW cost me $60. That's just throwing money away.
