Redweek’s newer success fees

Forgive me if this has been rehashed here already, but all I could find when searching was the older stuff when Redweek first started charging the $99 fee.

I just found out about the 5% success fee they now charge (late to the game) by accident when I went to list another week & it told me the fee would be $134

My question: I listed some of my Aruba weeks last December - 3 rented, I was under the impression I’d be paying the $99 fee but now have no idea how much.

Does anyone know if the fee will be from the date when I originally listed it or from the rented date (don’t know if I’m explaining this clearly).

No where can I find on the redweek site how much I’ll be getting, it just says how much it rented for.

Which I thought was weird, as a couple years ago I could find the payout amount under my listing. Now it just says the date, unless I. Missing something?

Go to your posting, click on "Terms & Conditions", it will list the fee.

And they’re all at the $99, so fee is from when listed this time anyway. Gotta find a new place to rent for next time, fees are getting crazier. Thank you



Yes, but if you were renting stuff for $1000 to $1500, the 5% works better for you. So it does make more sense than a $99 flat fee. If you were renting two or three nights for $1000, the $100 fee could be a major deterrent.

Just posted three on Redweek. I just added the 5% plus the ad fee to my cost and increased the price. I'm not trying to make a living out of this just recoup the MF and a small profit. So far I'm doing well but we'll see what happens in 2027 with inflation increasing and very expensive airfares. I've tried TUG but I've never gotten anything there. Last year I had one guy who offered half of what I was asking. I said no. He wrote back and asked " what no counter offer"? I said no again. Tuggers are looking for a bargain at someone else's expense. That's not my business model.

Yeah I’ll add the 5% too, no way I’m paying that.

My conclusion is that the timeshare rental market is much slower this year than last. Not sure if it's the economy, air fares, higher priced gasoline, or maybe a variety of some other reasons.......

Obla dee, obla dah, life goes on. That song came into my brain. I remember it was at the beginning of a television show too with Kelli Martin and Chad Lowe.

My rentals have also been a bust. I will have many Sheratons to deposit at the end of the year.

With the ever increasing fees from Redweek, owners and indeed renters need to look towards Koala or other platforms which can potentially facilitate their rental needs.

For now I’m betting on both horses and adding the fees to my rental price.
 
In the case of the cliff Lodge at snowbird, I have rented units the last few years for 5-6k for a two bedroom for seven nights on redweek.
The current listings are redweek full service only and every listing is 9k or more.
I don't see any showing as rented, and I don't know if this substantial increase is due to redweek handling everything, but I doubt they will be all rent at that price and possibly not any,?
 
Ok, I tried KOALA today. This site is a joke IMO. You can't search by specific resort. I finally listed a JAN MFC reservation using the filters MARRIOTT, BEACH AND OCEAN VIEW for Jan 2027. It came back with a hundred or so listings for golf resorts, ski resorts, mountain resorts and some Aruba and Hawaii listings. My week was listed along with an AUG 2026 MFC listing but they were 50 or so listings in-between. Their charge was 8% but the listing doesn't expire after 6 months like Redweek. I won't waste my time on any more listings.

Couple of things...RW doesn't expire listings after six months. If you list a week for June 11th of 2027, it will expire on June 1st of 2027.

I am not a huge fan of RW but it works okay for me. I am not happy with paying $45 for listings and wasting $45 on each one that doesn't rent.

Koala has a search system similar to Airbnb and VRBO. I wish they would change it, but they don't. Some people like that type of search.They apparently didn't want to copy RW because I mentioned early on that RW was easier to search for a specific resort name.

What I do love about Koala is they make less money off of my rentals and they don't charge per listing.

Who wouldn’t love that, except I haven’t heard many success stories… when did you last rent successfully with Koala?

I have rented four this year so far and hope to rent about six more.

Redweek cancelled one listing ten days before the listing was going to expire, this was late May, and Koala rented it two days before the date. The guy sent a PM and was so grateful to get the week at such short notice. Wish I could have send a message back to him, but my message portal isn't working, and I know why.

So even though I was stupid and didn't cancel my listing before the 15 days ahead as I should have, I still rented it for my asking price on Koala.

Thank you. Always good to have a fellow tugger as a backup. I don't know where I got 6 months from possibly that was the policy years ago.

It used to be 6 months before the seller success fee.

Am I missing something because I can search by resort name on Koala. Maybe you are referring to the owner page?
 
I couldn't find any search button that allowed the input af a specific resort. It doesn't matter because after finding a map that indicates the location of resorts in the Caribbean I clicked on St Thomas and found my listing was the only one there in FEB 2027. Redweek has 31 and TUG has 5. I find Koala very difficult to navigate. TUG is easier but neither are as easy as Redweek, nor do they have the selection in volume, price or time period.

To a degree, Koala is perhaps targeting a different type of consumer. One that isn't looking at reserving a specific resort. Browsers who are just looking for someplace to go. They've made the decision to make their search work more like Airbnb instead of Redweek. You can search by resort by just typing the resort name into the search field. When I do that for "Frenchman's" it brings up the resort to select in the list. For February 2027 I see two weeks listed. I suspect yours is one of them.

Your Koala success is truly remarkable. I have rented every single one of the timeshares I wanted to rent out during the past few years via multiple platforms but have never even received an inquiry through Koala. And I've always made it a point to add Koala to my list of "go to" platforms (why not? It's free to list and Koala doesn't allow you to tailor make your own ad...meaning it takes only a few minutes). And, because of Koala's fee structure and my historic lack of success with that site, I always try to rent via Koala by prospectively renting at a price such that I would net out a good bit less than I could make via other platforms.

How might you account for your Koala success? It must be that the resorts you try to rent are all in Koala's recognized sweet spots. My resorts may not be. For example, perhaps Koala has developed a strong Hawaii market place but non-Hawaii resorts don't do as well. There has got to be a reason for your strong rate of success when others don't get a single inquiry...ever.

Looking over your inventory I can see why KOALA works for you. I don't book the places that you book. Last year I managed to snag a Ritz in St Thomas in February. I checked Koala and there are no listings for 2027. I checked RW and there are seven 2brm's for rent, $9300 to $12,800 for 7 days. Koala and Redweek have a totally different clientele. I don't mean to sound snobbish but with the resorts I own I've got to make $450 to $500 a night to break even. I've got seven for rent now. Two are sold, the lowest is $450 and the highest is $550. Folks on Koala are just not looking to pay that much. The one I rented last year at RCC in STT I got over $900 a night, the broker added a lot more I'm sure. Mine was the cheapest listing.
 
Redweek has the best format--easy to find all the weeks listed.
All the other sites, are not easy to use and you have to try using certain dates etc.
 
Just rented my first week under Redweek's new rules. In the past I didn't add the rental ad cost into my price. This time I added it along with the success fee. Unit rented in 10 days. The same day I got a notice from TUG that a renter was interested in my week. When I opened that the person was asking about my Barony week in July. My weeks are in MFC in February. I don't know what kind of algorithm TUG uses but I think it needs a little tweaking.
