I purchased a Wyndham timeshare in Arkansas, near Branson, in May 2011 and just received a letter from them asking for a recording fee of $139.30 and optional title search fee of $81.30. I can't believe they are asking for title insurance now after they sold it to me 6 months ago. I am looking to give the TS away - so do I need to pay these fees?

If you have a orginal deed, you can record it yourself and pay the Court House fee. Probably less. If you are about to re-sell it, your buyer may want a new title search anyway. I do not know what to tell you. I hope there is clear title to you. Was this a purchase through Wyndham? If not, was it a reputable re-seller? If you do not have a orginal deed and it is not recorded or an Access program timeshare, then you may not have recordable title until and if their terms are met. If this is the case, you might want to give the re-seller a chance to fix it and if they do not, file with the appropriate State enforcement officals.

Who is asking for this payment?

It sounds like your deed has not yet been recorded at the county, and your closing company needs this money to complete the sale. (was the letter from them?) If thats the case someone (you or the seller) will have to pay the recording fee. Title insurance is optional, as you said

Also Wyndhan will want their $299 to make the change in their records

And if you give it away, the new deed will have to be recorded and Wyndham will get another $299 for that transfer
