Hi. My wife and I recently stayed a orange lake resort and attended the 2 hrs tour. I had attended a similar tour back in 2003 but did not buy an unit. This time around My wife and I just wanted to attend the tour and take our Rebate and leave. They first offered us 200K for $48k. We told them we could not afford such a plan. Ultimetly we ended up "buying" an unit at SC resort. Its a 58k point every two years for $5800. MF are $420 a year. We understand this is an "entry level" program. We both are in the military which make our vacations to be more spontaneous. We think we only going to go on vacation once a year.

They showed us that we could book last minute deals thru RCI for 18K or use cash option if we dont have enough options.

We are just trying to get opinions about my purchase. Thank you.

Hi Carlos - You should exercise your legal right to rescind this purchase - immediately, because you can buy this on the resale market for free or nearly free.

You have a limited time to rescind, so don't delay.

This article contains a sample letter: http://tug2.net/timeshare_advice/cancel_timeshare_purchase.html

Key points:

-Write a simple letter and include a copy of the main page(s) of the contract.
-The mailing date (not the date they receive it) must be within the cancellation deadline.
-Mail it certified mail so you have documentation that you mailed it on time
-Mail back any gifts, binders, or other materials separately, using a cheaper form of mailing (make a note of this in the letter.)
-Do not call them or accept their calls - they will only try to talk you out of it.
-If you authorized charges on your credit card or bank account, contact them ASAP to stop the charges.
-It may take 30-45 days to get your refund.

Then, when you are finished, come back and look at our free timeshares - yes, really, free: http://www.tugbbs.com/forums/index.php?forums/bargain-deals.55/

You are paying $420 + $126 HICV membership fee for 29K points (half of 58K) each year. A 2BR in the Summer is 18K/night, so you are getting about 1.5 weeknights or about $370/night. As Denise said, the obligation to rent 1.5 nights for $370/night is only worth $5800 if you are the one getting paid.

Ok. We have decided to rescind the contract, however, we still interested on buying a TS. We were thinking of maybe go on 1 or 2 more resort tours. Due to being in the military with think a flexible point program fits our family better. Also, we are a family of 7. Children ages range from 19 to 5. Any advice???

You can buy HICV units on the resale market at a fraction of the cost and get points and all benefits of membership if you buy at the resorts that use HICV points for all reservations (South Beach, Lake Geneva, Smoky Mountain).

Great call in rescinding. Congratulations.

You mention that you are in the military and think the flexibility of the points system will be your best fit. While points can be flexible, reservations are entirely based upon availability - which comes down to supply and demand. So as much as you want to be spontaneous, doing so will likely in less desirable locations, units, and/or seasons for your $370 per night points system.

And a sincere thank you for your service and your familys' sacrifice.

Carlos , the offer at the end they gave you is almost useless to get your foot in the door in this system. You would have been very frustrated and just another unhappy owner.
do some homework. I know HICV you can message me if you want to talk about it.
I love our resorts, knowledge is power !

Hi Carlos,
Your post is almost 1/2 a year old, but I just wanted to let you know that you are eligible to participate in the Armed Forces Vacation Club (AFVC). They offer unused timeshare weeks all over the globe to military and civilian employees. It is run by Wyndham. It’s a great way to try out timesharing without having to purchasing one.
