Reasons to buy at a resort (resale) vs. optimize on points/$ and Maintenance Cost

Thanks for folks here, I am looking to buy Hilton on resale market. My question to you all is - what is the reason someone buys at a high price location (even on resell) vs. location that has low cost per point and low maintenance cost (e.g. buying in Waikiki vs Elara in Vegas). I plan to float my points places where we want to go (rather than just one location). Appreciate your reasoning.

The only reason I could come up with in HGVC specifically is because the location is hard to book at 9 months. Ocean Oak on HHI is one such location - it's near impossible to get oceanfront or oceanview at 9 months, even in Feb! So if you wanted the best chance of a better unit there you need to own there to get the home week booking, and you need that home week to be when you want to go.

In addition to the above, it is almost always cheaper when you own the week vs .points.

I agree with the advice that @jp10558 has already given and will add that if you ever want to rent your HGVC then where you own does matter. In HGVC, you are only allowed to rent a Home Week reservation. I honestly don't recommend purchasing a TS to rent but that is something also to thing about. The other piece of advice is that what you buy does matter. If you are purchasing an HGVC deed purely to use as points w/i the HGVC, then I would look for a low buy-in initial cost with low MFs/points. In HGVC the MFs are determined by room size not season. Refer to https://tugbbs.com/forums/threads/2025-hilton-grand-vacations-maintenance-fees.367545/post-3096506. I would only recommend purchasing platinum deeds. There is an HGVC MF database maintained at hgvcmfs.com which has a report for the lowest MF/pt deeds in the system. We are just gathering 2025 MFs now so I would look at the 2024 data.
