Is it true that you can only trade into a resort one time every five years? We are at the Grand Mayan in Nuevo Vallarta right now and that is what the sales folks are telling us.

I have never heard of this before?

Thanks

Yes there are resorts that are 1 in 3, 1 in 4, 1 in 5 years etc that you can trade into. It depends on the resort - usually applies to resorts that are actively selling and how often that you can trade into a resort, depends on the resort. From my experience, these types of agreements seem to be between RCI and the resort - as such, if you were to use another exchange company (e.g. SFX), these rules dont seem to apply, at least for any of the trades that I have done.

Not only can't you trade back to this resort but you can not trade back into any Mayan Palace or Grand Mayan Resort through RCI.:wall: :crash:

cb1vp, You have other options if you want to return to Grand Mayan. You can buy a week resale and get all the rights and privileges of a developer sale for a small fraction of the cost (maybe 15%). Look on ebay at "completed sales" fro Grand Mayan to get an idea of what it would cost you. My family has traded into Grand Mayan Nuevo twice via SFX (and once via RCI extra vacations). You can rent a week from an owner. Every 5 years you can use RCI to exchange in or rent an extra vacation. Last year RCI briefly dropped the 1:5 rule. I love Grand Mayan Nuevo and took the tour last year. I recall extremely high sales cost for two weeks (Maybe 50K). When i figured out all the other ways I could get there I was able to decline the developer's spiel. Good luck!

Hilton and Club Intrawest currently have a special arrangement with The Grand Mayan that would enable you to trade into The Grand Mayan as many times as your points will permit. If you are not a member of Hilton or Club Intrawest, the constraints Larry mentioned will apply.

Trading into any resort which has an one in four (or 1 in 5) rule is only true if you trade via RCI weeks. If you use RCI points, all the 1 in 4 rules do not apply.

So you can use RCI points, use an independant exchange company (like SFX) or rent from an owner to avoid the "1 in 4" rules.

With RCI guests have been bumped down to the Mayan Palace and even the Sea Garden in the past. (Sometimes it happens sometimes it doesn't)
With SFX I have never heard of this happening. There is a ask SFX forum on timeshareforums.com where a SFX rep answers questions. You would see more info on them there and see if they work for you. It would depend on where you own and could deposit for.

No 1 in 4 or 1 in 5 rule with SFX
