Looks like John Oakes has issues ahead, heard the last event at Pocono Park "Taco Feast" was a bust and the next event scheduled for May is being rescheduled for August. The lack of communication from the board, I am sure is breach of contract to all owners. Not answering phones, letters and no update on what the plan maybe for the property is concerning to say the least. And what is the plan to reinstate in RCI and timeline. No answers, unacceptable.
I completely agree that this is all unacceptable.
Interesting about the last event was a bust and the next one was reschedule. I think John Oakes thinks he is going to make the Pocono's a popular vacation destination again. I may be wrong, but I do not think it is going to happen. Everyone had big dreams for that area, but when the casinos never happened, I think that was a big hit. Even if the casinos would have been put in, I think that except in Las Vegas, casinos are not doing too well. Look at Atlantic City. People use to have extra money to blow, but the way things are right now, people have to decide if they want to buy groceries or blow a couple of $100 playing slot machines.
I think he would have been better off buying that property and putting in single family homes.

Just wanted this forum to know that I was able to reach Nia at EV last Friday. I asked about whether people were checking in without problems. She said this was happening successfully.

I haven't paid my 2024 Maintenance Fees yet but have a July check in that will require me to pay this before I occupy. I'm trying to ascertain whether my unit will indeed be "occupiabli

I do not like to be negative, but I would think that person would say people were checking in without problem. Maybe should have asked, once they are checked in without any problems, are they without problems once they get inside the unit, or were they like some of the last reviews where the people packed up after one night.
For some reason I can't get the Hotel California song out of my head - you can check in, but you can never leave. Lol

I took my frequent visit/walk to EV.
Unfortunately I did not see any changes or activity that would signify progress.
I commend those that are engaged in communication with management and local authorities.

The above questions do make you wonder if someone employed by Eagle Village is reading the post especially since they knew a utility company was there and questioned why you didn't stop in the office.. Next time you take a walk through, you should stop in the office. Maybe they have coffee and donuts! But seriously, if someone from Eagle Village is monitoring this forum and reading the post and seeing the frustration timeshare owners are experiencing from their lack of communication and still do nothing to correct this problem, then that is another strike against them for continuing to withhold information.

As mentioned in my previous post I am a time share owner at Eagle Village. I do not have any relationship with anyone at the resort.
Fortunately I am able to visit ,observe and report my observations on a frequent basis.(Which I thought would be helpful and appreciated)
I don’t like a particular person firing off unnecessary questions to me, especially since this is an open forum for all members not just a select few. I believe this group is to discuss and assist with the unfortunate situation that we all find ourselves.Also, if said person who supposedly has not been on property for several years can question and instruct another owner I find that this is not helpful and shows arrogance.I will be ignoring this individual in the future.

I think we should just move on and let these past couple post be forgotten. We should all be working together to come up with some plan of action to get our questions answered by eagle village as far as what is going on. I thought a right to know was a good idea, but unfortunately I did not know they only apply to government agencies, we tried the Attorney General's Office and they did not reply to them. The next thing I am going to do is contact the municipality they are located in and ask to talk to the township manager and see if the township is aware of what is happening or should I say not happening at Eagle Village. I will check to see if the code enforcer can do anything. I will let you know what I find out after I contact them on monday.

I posted my reply from the Attorney General's Office of Consumer Protection and it was useless because Eagle Village did not want to go to mediation to talk about concerns it seems this is what they do they ignore phone calls emails and any other way to contact them I bet if you try to talk to one of them in person they would jump in a hole so either they think they're ostriches and they put their head in the sand the problems that are happening there will go away the owners will stop trying to contact them or there's been Shady dealings meaning maybe somebody's making money from Eagle Village from John Oaks or any other company that tried to build there as much as I would love to give them the benefit of the doubt they have not earned it every time I heard from them I got a bill anytime I called them or emailed them I got no response I think I talked to a person once in several years

I am always looking online for help with this dilemma with Eagle Village. I don't know if this is helpful, but I found this information that a law firm wrote: as a timeshare owner, your developer has a legal fiduciary duty to properly allocate these funds towards resort maintenance. And you have the right to an accounting of these funds.
Thus the developer (the resort manager) can be forced in a court of law, to render such an accounting.

Maybe it would not be a bad idea for everyone to send a certified letter asking for an accounting of the maintenance fees.
Maybe write something like, as a timeshare owner, I have a legal right to see an expense report showing how the maintenance fees are being used. So, at this time, I am now requesting copies of these reports for the following years: 2022, 2023 and 2024. You can either email them to me at _______ or you can mail them to me at ______. If you mail them, I request that you mail them certified mail return receipt requested. I request this way of mailing so there will be proof that they were mailed.

This is confusing, but our Developer, as written in the Restrictions and by-laws, was Wayne Newton International. That entity deeded the property to us, the Association of Owners. The had fiduciary duty when they were in control. No developer is involved now. We now have a board of directors elected by us. The management of EV is then allocated to either a management company --like Capital Vacations. They don't deal with small resorts like ours. Therefore, the board has employed a person to do the management. In this case, it is Stephanie Mills. Just her. And yes, the board has fiduciary responsibility. One of them is communications through her. I believe she is stonewalling us. I would address your letter directly to her. I believe she is in breach of her contract. Maybe she never even let's the board see our letters!!

The financial aspect of the fiduciary responsible wouldn't fly in court because the Association of Owners is now only around, let's say, about 45%. That's less than half the budget, and MFS go to taxes first, then insurance, then utilities, then wages, then upkeep. So if no money left over, no upkeep. No legal pathway there. I still say we have only the communications aspect to push on. They haven't been sending out proper communications. Is that Stephanie's Mills responsibility? I say yes. She is not just an employee, she runs the place and is the interface with the Board.

Ok, good info and the more people that send a letter to Stephanie Mills the better. If she does not answer any of the letters, that's more evidence we have if this goes to court. Just make sure to send your letter certified mail return receipt requested.

Ok, thank you for the information about the email vs certified mail.
I called the township municipal office that Eagle Village is in. I asked to speak to the township manager which they do not have, they just have the supervisors. I said, can I speak with one of them? She said what is it regarding, and I told her Eagle Village. She said, you already called. I told her it must have been someone else, I never called here before. She then asked again what it was regarding. I said, I wanted to see there is anything on the agenda regarding this property. She said, hold on, then got back on and said, nobody knows anything. I said, can I speak to someone in code enforcement. I want to bring up the codes infrastructures that eagle village has. She said, he was on the phone, I'll put you through to his voicemail. I left two different messages and he never returned my phone calls.
So now, I looked up who oversees timeshares and it is the Office of Real Estate Commission. I am going g to call them tomorrow and see if they can offer any advise. I'll let you know what I find out.

I said I was going to call the township manager in the township Eagle Village is located. I did receive a call back. Since I am not sure if anyone from ev reads these post, I am at this time not going to go into any detail. I will know more on Thursday when they talk to someone. Sorry I can't say more, but I don't want to risk ruining a chance we might have. Again, I will know more Thursday or Friday.
