Questions for Pueblo Bonito Sunset Beach Owners?

In Cabo for 3 weeks. Went to a timeshare presentation at Sunset Beach today. Not my first time most likely won’t be my last lol. Our salesman was a real piece of work. I don’t know how that blowhard sells anything. I guess as they say the resort sells itself.

Years ago we bought at Sunset and then read the contract when we got back to our room and rescinded. There were too many articles in the contract that the salesman didn’t discuss with us.

Im a huge resale promoter. There has been so much construction at PBSB since the last time I was there 10 years ago. A few new resorts being built. The salesman said only one more year for Pueblo Bonito Rose will be done. The Copple‘s are going to completely redo it and Blanco into high end hotels. This may or may not be true lol. I do know that Blanco stopped showing up in RCI a few years ago. I also know it’s getting very difficult to find a resort in Cabo that is not All Inclusive. I would really miss the Rose.

They didn’t offer anything I’ve never seen before, but it seemed much more transparent. What they did offer is the same type of contract I have at Corazon(Cabo Villas) you don’t have mandatory maintenance fees only pay when you book. I’m certain I could find a contract out there at Sunset that someone wants to give me or sell for a minimum price. Unfortunately there are few different types and I need to know what to ask about.

I guess my question is who owes there? What type of contract did you buy? Are you glad you did and would you do it again? Does the Pueblo Bonito organization seem like an ethical company? Do they treat their owners well?

The points contracts with optional maintenance have a refurbishment fee of 1 yr of maintenance every 5 years. There are salespeople that skip explaining that part. There are older points contracts (like the one I have) that have mandatory maintenance. Those contracts have a refurbishment fee every 25 years of 5 times the annual maintenance. You can choose not to renew at that point and walk away. If you take over someone's contract, you will want to make sure which type the seller has and when the refurbishment fee is scheduled to come up.

When it comes to Blanco and Rose, I have heard that Blanco is going to be turned into an upscale hotel for the past several years. There are still Rose contracts that don't expire until 2027 so I doubt that anything is going to happen until after that time. My understanding is that Blanco is not completely owned by the Coppels and they have 2 other partners so they don't have complete control over that building.
