[Questions about] Hawai'i SVN Timeshares

Hi. We have 2 timeshares that no longer suit our needs. 1 is paid-off (Westin Ka'anapali in Maui) and the other (Princeville, HI) can be paid-off easily in order to sell.

The MFs for the 2 no longer match up with the points we have been using. We have been converting our Star Points to SPG points and using hotels in other parts of the world. However, it now seems that the MFs are greater than the dollar value of the SPG points used.

I have been trying to keep up with the other threads in this forum, but none seem to have my specific scenario. I see threads about walking away, and bankruptcy, and others. But that's not our situation.

With the expectation of both being paid-off, do you know how I would go about selling both of them? Buy-back, deed-back, other options??? I'm looking for minimal fuss.

I appreciate any guidance. Thanks.

Check (reasonable) prices on RedWeek and eBay to get idea of value.
Unfortunately - WPORV (Princeville) has little value compared to SVO price (est $5-6K)
Luckily - WKORV has better value, but still less than SVO price. Resale price varies depending on resort and view.

Be prepared to be disappointed.
SVO has right of 1st refusal for both. So anyone who buys - SVO has right to match offer. Trick is knowing what the RORF a price is - a Broker may know this.

For no fuss - get a Broker to sell, but they also charge.
Sell it yourself to get more (WPORV will need to be paid off - and loan may be more than value), but that is not w/o hassle and some self-education).

If Broker - contact Syed. There are others, but Syed lives on Maui and reputable Tugger.

Good luck. We own both, and really like both resorts, but we own them to use them. Too bad they are not working for you.

Your timeshares have some resale value, so no need to give them away or deed them back.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Your view for your Westin Ka'anapali will also matter. If you own an island view or even worse an island view deluxe that too will have very little resale value compared to ocean view or ocean front. A good agent will definitely be able to point you in the correct direction.

Also, I'm getting some private messages about possible sells. I've learned "if it's too good to be true..." I assume I should be cautious, correct? Or is it possible that TUG members do send private messages for sells, transfers, and whatever a person is looking for?

Eh, don't trust any off the bat. If you click on their user name and go to their profile, you can see how long they've been an active member here. If they've been here a long time and have thousands of posts, they are most likely trustworthy. If they just made the account today in order to be able to send a private message - tell them they can buy it from whatever broker you decide to list it with.

It is entirely possible that you are getting legitimate offers from TUG members who saw your post.

However, you are probably not to the point yet were you know what a good offer is, or how to handle the sale.

If I were you, I'd call Syed for an evaluation FIRST, so that you have some background info.

Personally, if I were selling either of those timeshares I would use Syed, because he will walk you through the whole selling process, which can be daunting for a newbie seller.

You're right, Denise. We're just starting to look and are comfortable having both units done in 2016, so not in a big rush... say "next week." Contacting Syed sounds reasonable. Thanks.

You may also get some pm's or emails from unsavory types who state that they can sell your timeshares for your for BIG bucks, but then want to charge you an up front fee for their services.

Up front fees are a big red flag - reputable brokers take their fees out of the proceeds of the sale, after the sale - NOT upfront.

The people who charge upfront fees, are just after the upfront fees.

Remember - even for legit buyers - there is a ROFR in place. At this point - the FMV is the ROFR since SVO is using them. No one is going to get one on the cheap.
