Resorts Owned
Harborside Atlantis Building 3, Units 2740 and 2741, Week 7, fixed week and two unit lockout
Hi all,

Long-time owners looking to sell our Harborside Resort at Atlantis timeshare.

We've owned for many years and used it well, but our family's travel needs have changed and we're ready to pass it along to someone who'll enjoy it.

A few questions for the group:
1. Has anyone sold or bought a fixed week recently? Would love to know what it actually closed for, not just asking price.
2. Any recommendations for a reputable broker or attorney for the Bahamian closing process?
3. Given it's a fixed week, does that meaningfully change resale value vs. a floating week in the same season?

Maintenance fees are current. Happy to share more details (StarOptions, unit specifics) with anyone interested or with advice to offer.

Thanks in advance for any guidance — this forum has already been incredibly helpful as we've researched the process.

I don't know that it adds all that much. Most weeks are impossible to get rid of, even trying to give them away. I see you own week 7 which might be President's Day week most years? If so, it may make it slightly more attractive but February isn't always the best time of the year to travel to the Bahamas. The holiday week might make it more attractive to someone looking for a holiday week, but level your expectations. Expect to get $0 for this while having to pay the very expensive closing costs and perhaps expect to not be able to get rid of it at all.

I also own a fixed week, 1 bedroom premium in Building 1. We have had it since 2003. Last October (2025) I listed it for Free on TUG, willing to pay all Bahamian closing costs (~2600 USD), and the use of our 2026 week. Only 2 inquiries on it, none serious. So, As many on this site will tell you, selling your units will be impossible, as they have no worth. Giving it away is possible, but your maintenance fees for both units are extremely high, so don’t expect many takers. Also, there is no deedback program for Harborside, so they won’t take it back, even if you paid them. I wish you luck and hopefully you will be more successful than I was.

We sold a Deluxe 2BR Gold unit a few years ago and kept our Platinum one. Those have a relatively low MF for what you get (about the same MFs as a 1BR premium, but also about the same square footage) so they are probably the most desirable units, if there is such a thing these days. The broker fee was a pretty high fixed amount and we listed it for that exact amount. It sold at the asking price so we literally netted $0 from the sale. Given that we paid about $5K on the resale market about 10 years earlier, I was ok with that outcome - we made good use of it! I don't remember the reason, but I also talked on the phone with the buyer himself and he was definitely looking only for that unit type and offered to buy our second unit as well, but we chose to keep it. I'm glad we did for now.

It's possible that a certain buyer would find value in a fixed week 7. I'm not sure how hard it is to book with just a regular Platinum week. I know weeks 51 and 52 are very had to book with a regular Platinum week, but those weeks are worse than week 7 because if you wait with a Platinum week to book week 51 or 52 and don't get it, most of the other Platinum weeks earlier in the year will be sold out by then. With week 7 twelve months in advance, you still have a lot of options if you're somewhat flexible.

Our broker was "The Timeshare King". We used him to buy both units and were happy to use him for the sale despite the high fee. He took care of all the details and sold it in a couple of months (the closing took 4-5 months though)

Answer to number 3: No the resale value for the fixed vs floating week in season (Phase 1 Vs. Phase 2) is the same. Both are 0! or in many case approximately -3000 since you'll be paying the closing fees to get rid of it IF someone actually wants it.

Good luck in your pursuit of selling your HRA unit.
If you can find someone to take it, expect to get zero for it and have to pay all the fees.
I have posted about HRA's mf has made resales impossible and every year defaults keep rising. This burdens all existing owners with even more higher fees, and more additional defaults.
