I read somewhere that older SBP deeds have specified weeks that you can reserve between 24 mos and 12 mos. How do I know if the one I am purchasing is one of those older deeds. The deed just says the week, not what weeks it flloats, but it is a great week.

I read the tread on this forum last week on this subject. I tried reserving my Phase 1 Sheratorn Broadway Plantation unit earlier this week for my deeded week 28 for 2010 and was told that I could only reserve my unit one year in advance. I informed the person that I understood that I could reserve my deeded week 24 months in advance and was told that was not true and that the system would not accept it.

Apparantly you have to get the right reservation person or ask to speak to a supervisor to get this done. I plan on finding and printing out the actual statement which allows this and then calling back to get this done.

Seems that you have to educate the reservation people to what their rules are!:shrug:

Others may know for sure where to find this information on 24 month reservations but I plan on checking my deed as well as the bylaws for the resort.

To find out what phase the unit is you coulc ask the seller what the phase is or ask what the float period is. Phase 1 has a longer float period for high season (I don't remember the exact period but it is something like weeks 9-34 and week 47 for phase 1). Phase 2's high season just includes the summer months (again, not sure of the exact weeks but something like weeks 23-33). Also, the date the unit was built will tell you. Phase 2 is only a few years old.

If you can't find out any of the above (and no one else chimes in) I can look up more details to provide you.

Thanks Henry,

It look like the deed was first recorded in 1997. It does not indicate on the deed that it is a floatinng week. It just names the week and unit number.

If the deed was first recorded in 1997 it is a Phase 1 unit. The deeded week will tell you what season it is in. What week is on the deed?

Its a good one-26, so if I can get that 24 months in advane I will be in good shape.

Although it takes the pressure off to reserve 24 months in advance, I have always been able to reserve prime summer weeks by calling approximately 12 months in advance (I haven't needed to call on the exact date, in the wee hours of the morning). Views aren't an issue at this resort so there's no timestamp issue, and as a resort gets more "mature," owners are less likely to religiously return.
