Question re fees and taxes at Hyatt Residence Club Lake Tahoe High Sierra Lodge

I'm in contact with an owner at Coconut Plantation about doing a rental at HRC High Sierra Lodge. They would reserve a unit with some unused points from Coconut Plantation that are in their account.

They have given me a price that includes all of their costs, including guest certificate. So, I'm interested in finding out from some folks with first hand experience if the resort adds any taxes or fees for someone staying at HRC as a guest of a HRC member (i.e., not as an exchanger).

Also, is parking for the HRC property included with the unit, or does the resort charge a parking fee for the HRC units?

An owner at Coconut Plantation is not permitted to book a unit at another resort and then rent it out. It’s against the club rules. He can only rent the unit and week that he actually owns at Coconut Plantation.

To your question, I believe High Sierra includes parking for one car with a week reservation. I don't know if that applies to stays shorter than a week.

One vehicle parking space is included per the week. It’s such a small property that is why they truly limit.

True, but being done all the time by many owners. Maybe some day even you might want to do it. One, or two a year times a year or so, low key, just dont make a big business out of it, and maybe it will not become an issue. And be a benift for those owners that really need it, especialy as they get older, and as Maintinece fees keep going up and up. I was looking at the 4 HRC that properties I own , one now for 20 years, and the Maintenace Fee has gone from around $3600 a year to $5800 a year now., and I'm to old to ski any longer. Not to mention that I could not sell it for even 10 cents on the dollar of what I paid for it: $120,000. :)

High Sierra is right next to the Hyatt Hotel, and Casino and are seperated by the parking lot, so how they keep them seperate I dont know, but Im sure there is no cost for the HRC guest.
Ok - so it seems that there is one space of free parking provided. The jibes with TUG reviews.

What I would like to get confirmed, from folks who have stayed at HRC (not the hotel), is whether there are any resort added taxes and fees.

Let me elaborate so that it's clear what my question is. When I go to Hawaii, the resort collects a transient occupancy tax for all timeshare units. I have also done exchanges into resorts where there is a daily "resort fee" that is added to the bill.

Now, when I go to the website for Hyatt HIgh Sierra Lodge and try to book a room as a hotel room,when I reach checkout, there is a hefty additional charge (~25% of the room rate), that is identified as "taxes and fees". As stated above, I have past experience with resorts tacking on fees and taxes to timeshare accommodations. But I also know of situations where taxes and fees that are applied to hotel rooms are not charged to timeshare owners.

So I'm just asking folks who have stayed at HRC High Sierra, when you checked out were you dinged with added local/state taxes or mandatory resort fees?

I just looked at our bill and our charges just was for food service from the Hyatt hotel side.

Perry, I understand what you are saying, but when we all bought we knew that we could not rent Club inventory, only our purchased units. Every unit that is booked through the club (not your owned unit) and rented takes a unit out of the inventory available to other club members who pay hefty dues to belong to the Club. Some owners book prime weeks only to rent them for a personal profit knowing that it is against the rules. It’s becoming more difficult for owners to book prime weeks at other resorts and the renting of Club inventory makes it even harder. I would hope that our owners would be ethical and respect the rights of their fellow owners. We own 7 Hyatt units and if we can’t use a Club reservation, we simply cancel it and make that inventory available to another member who has paid dearly for the right to book it.

Are you talking HRC or HPP? I'm not questioning you, but I'd like to see that actual rule.

Hyatt Residence Club Rules and Regulations (on HRC website) Item 6.2 top of page 28. “Rental by a Club Member of accommodations reserved through the Club (other than a Week or Split Week reserved during a Home Resort Preference Period) is prohibited…”. In other words, you can rent your own week that you reserve during HRPP, but not one reserved through the Club. They actually do enforce it sometimes. It’s meant to prevent members from reserving the best club units and then renting for a profit which gives inventory to non Club members and depletes prime inventory from dues-paying members.

Oops. I rented maybe three times in the past two years. Maybe its only an issue if your customer inquires or you do it to often.

There are no resort fees added to your bill and I don’t recall any taxes when I stay at hyatt sierra.
