Question about Wyndham resorts

I am not a Wyndham owner nor plan to be but a colleague is being offered 2 contracts for free for the Wyndham Bonnie Creek and is asking me a lot of questions since I have been a timeshare owner for so long. So I have a couple of questions that I hope y'all can answer so I can pass the info along.

1. She is being offered two EOY contracts, one even years for 105,000 points and one odd years for 168,000 points. What could one reasonably expect to get timeshare wise in a year with this number of points?

2. Can points be rolled over if not used in the Wyndham points program? Or is it use it or lose it every year?

3. Is a membership to RCI included with the Wyndham points program or does one have to pay extra for the membership (understand the exchanges have to be paid for but unsure of the membership cost itself)?

4. Do the maint fees change year to year because of the different values of the EOY contracts or do they just average it out so the same fee is paid month to month?

5. Are any VIP programs available for resale contracts or does one only get a VIP status by purchasing from the developer?

6. I believe I have read here that Wyndham charges $299 internally for a contract transfer (on top of the actual deed transfer by someone such as LT Transfers). Is that per contract or just owner?

7. Last question. What are Housekeeping credits that I have read about on these forums?

If anyone can answer any or all of these questions it will help my colleague decide if she wants to get into timesharing or not. Thank you.

as an example, A week in the off season at Bonnet Creek in a 2 bedroom is 112000 points

And remember Wyndham allows 3 and 4 day vacations in prime season too.


2 Wyndham has a feature called the points credit pool, You can put all your points into the pool, (before your use year begins) and they will be good for 3 years. So you can combine the points from the 2 contracts for one big vacation every few years,


3 RCI is included


4 you will get one bill per month


5 No VIP for resale owners


6 $299 per contract


7 You will get a supply of housekeeping credits with the account. If you do a lot of short stay vacations in high priced units you will exceed your allocation.. but with careful management of your ownership //no problem.. Read about in in the directory, page, 338.. In fact read all of pages 334 to 341 to learn how this thing works how this thing works

Her MFs will be paid in monthly drafts from a bank account (autodraft is free ... monthly paper invoice is $8 additional fee each month.... so it would figure as (105,000+168,000)/2= (273,000/2=136,500) PLUS program fee of ($.55 x136.5) (there is a minimum fee).

Looking and planning possible trips (Prime season trips or BIG holidays will have a higher demand and many be booked totally by owners at those resorts first ... think Myrtle Beach in July; Pompano Beach in February & March; Christmas at Disney area resorts). This will give her an idea .. but Ron is right, CREDIT POOLing will be HER friend.

Is this points credit pooling with RCI or internally with Wyndham?

The points are pooled with Wyndham, but the transaction cost is $39 per year.

It's not practical to own a small number of points. there is a program fee in addition to the maintenance fee. It currently is 55 cents per 1000 points with a minimum of $128 per year. 233,000 points is the break even.

The $128 + $39 is $167 added to the MF.
