question about seawatch resale & renting points

Newbie looking to purchase Wyndham for first time, a couple of questions.

1. Looking at buying resale seawatch 203K pts annual? I've tried to get a idea of what is a good deal in terms of purchase price for this location but prices are all over the board for this resort. What would you experienced Tuggers say is a good price to buy for this location? I definitely would need the 13 month ARP for summer so looking to buy here.

2. I understand you can rent your pts to other owners. So when you have leftover pts you can't use, I would want to rent to get some cash. I've read here it goes for anywhere between $4-6 per 1000 pt. How easy or difficult is this to do? What is involved with renting your pts. Are there restrictions on renting pts and limitation associated with this? Can you rent banked pts as well? Is this a common method perhaps by owners to get some additional cash to pay off MFs?

The lowest I've ever seen for Seawatch on ebay was $1,500. Though, I've seen them go as high as $2,700. I put a contract on 203,000 points for $1,836 plus $600 in closing costs plus $1,000 or so in MF, but I got cold feet and backed out.

You need to visit the various Wyndham boards, as I know there are a lot of disatisfied owners there.

The general rule used to be to pay about 2 cents/point including say $400 for closing and $100 for the transfer on Wyndham's books. So on that basis you'd want to bid around $3,500. Given the recent drop in Ebay prices I prbably wouldn't bid above $2,500.

Renting (privately) is very easy, especially if you post at the Wyndham group atoz.com website. Since the process includes calling Wyndham to make the transfer, it does count as a "transaction" and they charge a modest fee if you've already used up your annual transactions allowance.

I'd feel comfortable with the purchase price between $1850-$2300, and therein lies the rub. What are you comfortable paying? All of us paid different prices and had our low cost and highest cost we were willing to pay, and if we were getting what we wanted meeting in the middle made us feel like we got a bargain. So its really up to you in the end, and lets face it, if you were purchasing from the developer you would be paying about $29,500-$35,000

Is Seawatch staying as Wyndham resort

Did I not read last week here on this board where someone went thru the presentation and the Wyndham reps said that Seawatch wasn't meeting the level of Wyndham and that they were planning on keeping Ocean Walk and were building another in the area and getting rid of Seawatch?

I don't want to be a rumor mongerer and I'm new member but I am sure I read that post here. Perhaps the more experienced members can provide more info.

I was also looking at seawatch and I bought Daytona beach for that reason. I'll try and find that post.

Not going to happen (SW take off). Sale just tries to get owner do an equity change.
