Question About Purchasing Marriott Resale at Newport Coast Villas

We are trying to learn more about possibly purchasing a resale week at the Marriott Newport Coast Villas, Gold Season, Annual. We are not interested in the DC program, because we really like the NCV (having stayed there via II Exchanges and Getaways in the past).

We have already read a considerable amount of information available here on the forums (thank you very much!) regarding potential pros and cons of purchasing a Marriott resale week (or legacy week, as it has been referred to).

For us, the comparison is largely whether we should purchase a annual resale week at NCV, Gold Season, as opposed to trying to secure a week at the property each year through an II Getaway. If not available, it wouldn’t be a major problem, as we’d probably just end up going to a different Marriott resort through a Getaway (we like Shadow Ridge, Timber Lodge, etc., and have been able to find suitable weeks via Getaways in the past).

There are a couple of specific questions where we really could use some assistance:

1 - Difficulty of Securing a Reservation Annually for Gold Season, During Any Week - We don’t have a whole lot of preference regarding the month or week that we visit the resort during the Gold season (which I understand is January after New Year’s, through sometime in May). We are trying to get a sense, however, of how much the DC program might affect our ability to reserve a week during the season, at the deeded resort. When we first started considering this issue, we were thinking “it’s your deeded week at your home resort - it HAS to be available”. As we have read more regarding the DC points system, however, and how inventory comes available through the Marriott reservation system, we felt it was worthwhile to ask experienced TUG members this question. In terms of demand, while we recognize that Marriott NCV Gold Season is not Maui Ocean Club during the summer, we are still concerned about this issue.

Any idea as to whether we are likely to experience difficulty making a reservation at the NCV as our home resort, if we are willing to accept any week during Gold Season, if we start calling at the beginning of the 12-month reservation window?

If we can’t book a week, does Marriott have a right to tell us that our only option is to book at another property where inventory is available? If that were the case, would it make sense to contact Marriott customer service about the fact that we can’t get a reservation at our home resort?

2 - Maintenance Fees - Utilizing the chart that is available through the forums, it appears that annual MF increases at NCV have been running at about 4.78% per year.

Any ideas as to where MF increases are likely to go in the future, specific to NCV, or generally for Marriott Vacation Club?

We are not super concerned about the current MF cost but are concerned about affordability down the road 10-15 years.

3 - Any other thoughts that might help to guide us in our decision?

-We really like the NCV and would plan use our week there every year. We don’t know whether we would be at the bottom of the priority list in terms of requesting a particular building or floor, but we can live with that.
-We have no concerns about not being able to trade into the Marriott Hotel rewards program.
-We have no concerns about our resale week eliminating our ability to do internal trades into another Marriott Vacation Club property.
-We are aware that we can still deposit the week for trading through II (including into other Marriott Vacation Club properties), although we are not likely to do this.
-We are aware that the purchase price must pass ROFR, and we have read the forum guidance concerning the same.
-If anyone can point us to threads on the forum that help to describe the process for purchasing a resale week from another Marriott owner (title company, escrow, closing companies, etc.) and/or whether it is preferable to utilize a broker, that would be of particular interest.

I know that this is our first post on the forum, and there are several questions above. Whatever help or assistance you might give us is truly appreciated!

If you know for sure you want a gold week just buy one. They're relatively cheap compared to platinum weeks but the maintenance fees are the same.

1. If you own a gold week Marriott cannot tell you, or even allow you, to book another resort within the Marriott system. If you book your week at 12 months you shouldn't have any problems reserving your week.

2. I think in terms of 10 usage on a resale. If you get 10 years use out of your timeshare you are good. Nobody can determine MFs that far into the further. 10-15 years hence is a very long lead time

3. If you like NCV...If you know you'll always use your villa, you are a prime candidate for buying NCV.

Gold week is Jan 1 - June 10 next year (end date varies, see calendars here.) If you book your week before November, you will ALWAYS get a week in gold season. This is your deeded right, and DC club has no effect on this.

Go to the buying, selling forum and read the stickies for details about buying resale weeks.

When looking @ MF costs, don't forget property tax is paid separately in CA.

Also, if MF is the same across seasons, I suggest keeping an eye on MF vs rental cost.

Great point about the property tax bill being separate. Did not realize that. Thanks!

This isn't the time to be buying NCV. Wait until December or January when maintenance fees are due. Since it's summer everyone wants to own, and therefore buy, there. If you wait until the end of the year people are not dreaming of warm CA beaches.

The text I bolded is usually good advice, but I don't think it applies to OP. If OP buys in Dec/Jan, escrow will not close until Feb/Mar and OP may have a difficult time getting a gold season week reserved for 2018.

OP has done tons of research -- more than what 99% of the people who query us have done -- and knows what he wants/needs. Unless he changes his mind, I think he is quite ready to go into the marketplace. With the suggested $4000 (or maybe $4500) price in mind.

We own two resale gold weeks at NCV. We have never had any problem reserving our week, only a few weeks here or there are ever any problem at 10 months. This year in June, I was able to see almost every possible check-in day as available in 2018. I never worry about booking our week.

We have great luck as owners requesting the bldgs we like. Also, because we're owners, we get great rooms when we trade our other TS weeks into NCV .

icydog and vacationtime1 - Great points about the timing issues. Hadn't given a whole lot of consideration as to whether we want our first week at the property to be 2018 or 2019, but your advice is very helpful. Also appreciate the reference to the eBay listings. I learned even more there.

Bill - Thank you for sharing your experience as an owner at the NCV, in terms of getting the buildings you want. That is a really important consideration for us.

Everyone who has posted so far - Thank you, thank you, thank you! I spoke to a broker for a while on the phone today. During the call, I was in a great position to explain exactly what we are looking for, be clear about what we are willing to pay (especially helpful when you come in with the data available through the ROFR experiences page), and also ask a wide range of additional questions. The comprehensive information available here in the forums, and your advice and responses to my questions, has already proven invaluable.

It might take me a little bit of time to get what we want at exactly the price we want, but we're well on our way.

I have a gold week and right now, every week is still available for booking, so it is not a problem booking during Gold timeframe. Good Luck!

CA beaches are cold year round - at least for me! I think Newport Coast is popular in summer because school is out. Many nice California timeshare resorts get very booked in the summer.

The water is cool the weather is warm and fabulous. The only months I don't go to the beach in SoCal are December and January. My avatar will explain what I do at the beach :)

Bill - Thank you for sharing your experience as an owner at the NCV, in terms of getting the buildings you want. That is a really important consideration for us.
We always request a room in the 4xxx bldgs ( four thousand ) except the 47xx bldg and get one of those bldgs 9 out of 10 times. Every unit has a great ocean view from most every room. (a few first floor rooms have a slightly obstructed view.)

We just got back and had 2 rooms in the 45xx bldgs with great views of the ocean and the golf course.

Things to do
1 morning walk to the beach at the state park across the street from the resort
2 Lunch in one of the many view restaurants in Laguna, Newport, Balboa and Huntington
3 Sit/read on a park bench overlooking ocean
