Question about fixed / floating / points

Looking at a resale in Sedona. The ad mentions week 41, and includes RCI points. However the selling agent said it's floating. Estoppel mentions week 41, and 'fixed' and 'floating' are both checked as 'no'. Trying to understand how this works. Is it strictly points-based, and you get what you get? and this is just the home resort?

confused.

What resort is it? I have a fixed week in Sedona that has points associated with it but some resorts are floating and only have a week attached to the deed for recording purposes but that’s not the week you actually get.

Be aware that if RCI Points views it as floating, the point value you receive may be lower. I had two Sheraton Vistana weeks in RCI points. One was a guaranteed week 51, but allowed to float at the owner's request. The points value I got for it was lower than a pure fixed week in a different section at the same resort. I eventually pulled the week 51 out of Points.

Years ago, the Points conversion didn't always convey to a new owner at some resorts. I haven't kept up, but if you want Points I'd suggest you confirm that you won't have to pay a new conversion fee.
