Okay .... here goes. I have been trying for the last couple of weeks to find info on past sales in SC and NC. I've been on the database here, ebay and all over the internet trying to gather info on what would be considered a "good buy." My preference is for week 23 (no earlier) -- around June 9 each year. Of course, I'd love to be by the ocean but that may be too lofty of a goal. Is it possible that I could find something in either of these two states for $1000?? Or, am I being unrealistic? The prices are all over the place when I search. And, on myresortnetwork.com and redweek.com, they don't give sold prices. Any constructive feedback would really be appreciated. And, we are a family of 4 and would likely need a 2 bedroom.

Thanks!

I think ebay is your only option for searching sale prices. I would search completed listings for NC and SC timeshares, and then catalog the pricing of the ones that fit your desired timeframe and size.

I have no idea how the ts pricing is in NC, but I'm guessing you're not going to find an oceanfront red timeshare on the east coast for a $1000.

One and Two bedroom coastal properties are high demand and cost much more than the budget mentioned. Coastal shoulder seasons that border summer months would also be more than $1000. Might be able to get a coastal silver season between $1000-$2000 depending on the resort.

I am not sure on prices of inland properties in NC and SC.

Where in NC or SC are you looking other than coastal areas?

Have you done an ebay search on completed listings for a particular resort. That may help you with the price range and season.

purchases off e-bay

Hello,
You should check out e-bay for timeshares that get sold without reserve. Your price range around a $1,000 would fit with some auctions that I have seen close recently for South Carolina and North Carolina. E-bay also has a nice feature called Timeshare Finder where you can go in and ask to search for week 23, SouthCarolina and see what pops up. I recently purchased a San Clemente Inn unit that floats for the summer weeks for under $500 and I consider this to be an extremely good price considering I probably could re-sell it right now for ~$2k. I went out and searched e-bay for week 23 in South Carolina and there was an auction going on for the Country Club Villas which I think is near Surfside beach which I also believe is a 2br unit. You can do this search for all the weeks you want to find and it will pull those up.

Hello -- thanks for all your suggestions. As far as the points one goes ... I don't understand points and quite frankly, they scare me! LOL If someone wouldn't mind explaining that points one, I'd love to understand it. When I saw that one (the points one) I thought it was for a week #2. And, for the Country Club Villa one -- I got excited when I saw that one, then when I read further into the auction, they don't go by the "traditional" timeshare calendar and it's really a week 22 -- which is too early for us. :( And, if I can't find a coastal one, I'd consider something like Foxrun. I've seen lots of cheap ones on eBay but nothing for week 23 or later.
Thanks everyone.

oh okay -- that's what I thought it said. I went back in and tried to figure out how it could work for me -- but as I understand it ... and I'm not sure I do ... anyways, for me to use it for week 23 (the one I need), I'd have to use double the points that are for sale in that auction. I went to the points chart at the resort. And, if I carried over the 2006 points until 2008, really it would end up costing me $1500 in mtc fees (2006 + 2008 fees added together) for the week 23 that I need. Is this correct?

I think if you needed to take the points from both use years 2006 and 2008 to be able to get enough points for week 23 you would not get more points to use until 2010. 4 years later. This was for the Coral Sand in HHI which is in Shipyard Plantation, a very nice area. You would be paying MF for 2006 and 2008.

If this is incorrect please let me know. I own weeks resorts myself.

BTW ,we have stayed at Surfside at Presidential Plantation Villas and it is very nice. Not on the beach but very enjoyable.

Hi pcgirl -- I am clueless about points - really. It looked really nice but I think I'll need to keep watching the weeks auctions until I can get enrolled in Points101 :) for a better understanding of the systems.

I've been watching a couple of the plantation auctions on eBay -- I have them on my watchlist. The Sheridan one seems to pop up a lot with floating weeks.

Thanks again!

I don't understand this.

The MF are very high, the points are low and it is biennial to boot.

Maybe that was your point. Just in case was there another point to be made.

I'm confused about the auction that Alan linked, to, as well. At first, I thought it was being suggested because the auction says it's Hilton Head. But, the ad says it's week 2, not summer. So, it doesn't meet the OP's needs.

As a week to trade, the MF is way too high for the number of points provided.

PS -- once in a while, someone snags a summer Foxrun for $1000 or so. Usually, though, you can only get shoulder season Foxruns for that price. A mid-summer one would be closer to $2000, usually.

Just a long shot but:
Going back about 6 years while in Hilton Head =recall seeing For Sales posted in their Lobby for around $700. It was the Adventure Inn #0007
The # says how old it is. If you are not too fussy about what the unit is like ==It sits right on the ocean, a great location.
Must say it was listed in the thread ""One of the worst timeshares we have stayed in""
You could maybe give them a call & see if they are still selling that way.
People seemed to be enjoying themselves there around the pool.

Hi Judy, is June 9th considered shoulder or summer? Thanks! Debi

Well, prices for Foxruns aren't really very standardized; if you shop around, you might find an early June one for $1,000. I was thinking more that April or May ones would go for $1,000, though.

Hi aptiva,
I went online and tried to find a website for them, but I couldn't find anything. My internet is running slow so maybe I'll try again tomorrow --but so far, I don't know how to reach them. I found one for sale online and it was $17,000!! yikes!

RCI online? I don't have a paper directory. If you have one, would you email me the telephone number? I can't get into RCI online right now either. I don't know if it was a typo or not -- maybe just a delusional owner???? :)

Thanks again!

Debi,

Cluemeister gave you some excellent advice.

Assuming that you are not in a rush to purchase, track the ebay completed listings for awhile. If there are a reasonable number of sales in your area of interest, you will have an accurate picture of market value within a year, and this will allow you to recognize a good deal versus an everyday deal.

Toward that end, I would also recommend that you check the resales listings at Holidaygroup.com. My experience is that their listings are not out of line - they are reflective of the typical resale/ebay pricing that one finds, and therefore the patient person can do better.

The deal that you find will be a function of how long you are willing to watch and wait.

Also, my experience is that the TUG historical sales database is a very poor reflection of market pricing. The prices listed are considerably higher than our resale purchase prices at the same resorts. Given that we own at only 3 resorts, you'll have to take this with a grain of salt - perhaps other listings better reflect current pricing.

Regardless, I am quite wary of the accuracy of self-reported data.

You don't want a $1,000.00 week. A $1,000.00 TS is either off season or shoulder season with a pretty high MF or in season with an extremely high MF.

What you want is a nice $2,500.00 TS from a clueless owner. You're in luck because there are a lot of clueless owners. All you need is patience.

Blueboy, I agree about alot of clueless owners. I don't agree about not finding a great resort for 1000.00 for the bid. You have to factor in closing costs transfer fees and maint. fees and that would make it more like 1,700.00 if you bought through e-bay.
Debi, Take your time. Look for the resorts you want with floating weeks. Make sure summer weeks are available in red-floating time. Learn your resorts system and book ASAP and you will be able to snag whatever you want. Truely I have only had very pleasant surprises with my auction resale floating weeks.

I'm prepared to look around and wait. I'm going to get a notebook and start logging auction results. I already have a bunch of them saved. Thanks for all the advice. Jules -- where do you own? Do you own in the areas I'm searching?

Thanks again everyone! :)
