Hi all, I am new to timesharing, and just purchasing my first T/S, an EOY Even at the Bay Club, 7000 points. ($1,300 plus closing costs for an A 2BR, not P/H) We open escrow next week.

I was informed that the HGVC conversion will not be done in escrow, but that might be the agent trying to cut down on work. Any thoughts? Also, since this is an even year unit, my conversion will take place in my use year. Any special rules that HGVC imposes? For example, could I immediately tell them that I want to push my 2012 points into 2013, even though it will be after 12-31? I already have something scheduled for 2012.

If it is not done through escrow, I was also considering not converting to HGVC immediately, and using the Bay club for the first year. Any problems with doing the HGVC conversion later if I decide to do so?

By the way, thanks to everyone for all of their useful posts. They were awesome to read BEFORE I took the plunge into my first T/S. you have no idea how much you saved me. That 2800 annual points with almost 1,000 in MF looked pretty good before I read some of your posts. :hysterical:

Congratulations, you snagged a great deal!

Once the purchase is complete you can contact the Bay Club, if the 2012 mf is part of closing you can send in your request for the week you want, or bank it into RCI. If you are converting to HGVC their rules will apply, but you would not have to rescue or bank the points until Dec 2012 so you have plenty of time.

I have HGVC and I picked up a cheap BC unit too, but I have not converted it because I like staying at BC. You pay mf when you send in week request or by Jan 1 of use year, they use a fax in form to the office with your top 3 choices for weeks. I have odd years and they recently sent me the forms for 2013 use.
