Hi guys, just starting to dip my toes in the resale market and am looking for some of your expert advice.

1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where?
Big Island Hawaii, Waikoloa area. We have stayed at Kingsland and Ocean Tower so are leaning toward HGVC.

2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?
Most interested in using the point system to be flexible in planning, but want to mostly be at Kingsland or Ocean Tower

3) What are your 5 top trade destinations?
don't think I would be trading?

4) How many people do you usually travel with - total, including yourself?
Usually 2, but will on occasion be a family trip of 5

5) Can you travel any time, or are you locked into the school schedule?
anytime

6) Can you make firm plans 12 or more mos. in advance?
usually don't, but it's possible

7) Can you vacation for a full week at a time?
yes. Hoping to travel up to 2 weeks at a time.

8) What level of accommodations do you prefer on a scale of 1 to 5 stars?
I would say 4 to 5 but don't have much experience to compare. We like Kingsland and Ocean Tower. We have also stayed in Maui at all 3 Westins. Anything that quality.

9) How much can you afford to spend upfront, without financing?
looking for upfront costs to be as low as possible, but 10k-20k is possible if it made sense

10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?
2k?

11) Are you a detail oriented planner?
somewhat

12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?
yes, but would like to get in a system that will hopefully be easier to unload

Also, if I bought a different location for the hgvc points can anyone give me an idea of what the points would get me at eithewr kingsland or ocean tower and how hard they are to find availability that way. Trying to figure out how many points I need for 2 weeks in a 1 bedroom or 1 week in a 2 bedroom. thx

I'll give you my experience. We go to the Big Island 2x every year for 2 weeks at a time. We own 4 platinum 2 bedroom units (11,200 points each) in various Las Vegas resorts. We own in Vegas because the maintenance fees are most reasonable. We will never stay in Vegas. We are willing to stay at any of the 4 Waikoloa timeshares, although we actually like Bay Club the best. If you book 9 months in advance you shouldn't have any issues finding availability, especially if you are flexible in which unit to stay in. You mentioned Kingsland and Ocean Towers. We have stayed in both and never had a problem getting a room at 9 months out.

We also own in Vegas (for the same reason) and, while we occasionally go there (not to our home resort, however), we tend to use the points in Hawaii as well. We went to Oahu for 2 weeks in February. And we pretty much go annually to Big Island for 7-10 days. Oahu is harder, and we still got what we wanted. Big Island is very easy at 9 months, especially with resort flexibility. We now favor Kingsland and do not have issues.

My preference is grand Islander 1b ocean lux which gives you 26880 points. The upfront cost is high but gives you very low maintenance fee of $1800. with this mega deed, you will be able to get in to any location easily without concerning about points, especially in Hawaii. With Hawaii and NYC you don’t need to book 12 months out. I usually book 4-6 months out. It also provides to 2+ weeks of stay on average cost rooms.
