I'm starting this thread for everyone to post any current or future special assessments at a timeshare resort they own.

Please include the name of th resort, the location of the resort, and the details of the special assessment including the amount.

My intention for starting this thread is to help people make informative choices when purchasing a timeshare. People need to know about a current or upcoming assessment BEFORE they purhchase a timeshare, not after the closing is completed and they receive an unexpected special assessment invoice from a resort!

I think this can be useful as long as some information/background is given on the reason for the special assessment. Obviously there remains research by the people interested in those resorts, but at least posting the basic info here would be a good starting point.

True... IF they are aware of them! ^_^ many times it is not indicated on an estoppel. :$

I think this is a great idea for sellers and buyers. :)

I have a list of current/past special assessments I know about at a few resorts if someone would like me to post them.

A Place at the Beach -4 year SAF $200 billed annually
Bay Club at Waikoloa - 1 time SAF of $199
Celebration World Resort - depends on ownership
Courtyard Resort: - SAF (Studio Unit):* $500 payable @ $100/yr for 5-years.
SAF -1BR Lockoff:* $1000 payable @ $200/yr for 5-years.
Also the give the follwoing example for MF's, if your deed reads:*
317****** *********** *********** (Studio)*********** MF's = $218
303/305*********** *********** (1BR)************** MF's = $436
126, 127, 128 or 129**** (1BR)** *********** MF's = $218

So an easy way to remember this.....If the unit only has 1 unit #, it will have MF's of $218 & a $500 SAF.* If the unit has 2 unit #'s, it will have MF's of $436 & a $1000 SAF.
CapeCod Holiday Estates-2010 special assessment fee $2100 billed one time only.
Caribbean Beach Club-One installment of $430 billed in 2010
Casa Del Mar- Assessment ($525 - $973)to be billed/due May or June 2010 -
Chalet High North- 2010 SAF of $150
Christmas Mountain Campground- $150 SAF
Club Regina- varys per ownership
Dunes South - All ownerships were issued a $795 SAF ( usually in 3 payments, last one issued in june of 09)
Eastwood Resort at Provincetown-$100 SAF ($50 for 2011 and 2012)
Eagles at Sugarbush-$1000 in two installments (one in 2010, one in 2011) for 2BR loft

Sapphire Valley of Fairway Forest-resort is in the first/second year of a 3 year renovation plan . Owners can "trade at the Silver Crown Level." *No assessment passed at this time.
Sandcastle Resort-$884 billed in Aug 2009.
Saint Tropez-2 installments totalling $366.50 in 2009, and one installment of $169.50 in 2010 for SAF Totalling $536
Shenandoah Crossing-$756 SA can pay all at once or in 4 installments (issued in November 2009).
Sheraton Vistana -Springs-SA of $1318 total issued in 08 and 09
Silverwood at Treasure Lake-SA of $250 for 5 years ($50/year) 2011 is last year
Townhouses of St. Augustine Beach-$43 SAF for 3 years (2010-12) included in MFs
Vistana Courts:SAF's range dramatically per ownership of $1034-$2153 starting in 2010 (starts 2/4/11-7/4/11) 2BR not LO totals roughly $2152.62 in 5 installments from 09- 10.
Vistana Cascades: SA of $1500-$2000 over 3 years. Last year billed is 2010.
Vistana Fountains-SA for 2BR totalled $1144 ending in 2008
Sandcastle Village II-SA of $1623 over 3 years. Last year billed is 2010.
Sand Castle Condos-SA of $883.94, two installments of $441.97---2010 is last year
Skiers Edge-$765 ( option of paying in 3 installments.)
Summer Place (DE)-1BR $585 due 6/10 , Studio is $366 due 6/31
Vacation Village at Fantasy World-SAF due 4/30/10 for $1500 (Only for some ownerships)
Vail Run-$635.85 SAF depending on unit/week number first half billed in July 2010 and 2nd half billed in November of 2010.
Wolf Run Treasure Lake-$857 SAF
Whiski Jack Resorts-$120 SAF per one file (billed twice in 2010)
ONLY the Village Gate House at Whiski Jack Resorts has issued a special assessment to owners in the amount of $6,000.00 per week. The initial billing has been sent out for $3,000.00 and an additional invoice will be sent out in approximately 4 months.


This information may be outdated and is for past/current SAF's to the best of my knowledge, in no way is it precise, but to my past knowledge as indicated by resorts.

I got out of one E-Bay transaction with a questionable seller...and now purchased an E-Bay TS where the listing said

"Special Assessments: $0"

When there is a new Water Intrusion assessment totaling $5,893.32, with payments starting in Jan 2012. I have heard that owners are trying to unload TS and donating or paying charitible organizations to sell them for the owners...so, when the price was too good to be true...I still thought I was okay because of the listing.

So, my choices are to call them out on the incorrect listing and back out...or, take advantage of the good deal and try to get the seller to chip in for some of the assessment.

There are posts on this UG back until March of 2011, so it is doubtful the seller wasn't aware and this probably motivated them wanting to sell...what I don't know is if they disclosed it to the charity reseller.

** Saw the resort verification of "No special assessments" dated just Sept 7, 2011. So, not really the fault of the charity trying to sell it...more the Donor's issue or the resort. Given the lengthy letter DI put out...the resort knew when they filled out the form. I don't own here anymore, gave it back, but got this thru the St. Maarten Timeshare Owners Email Forum: maintenance fees will increase 10%/yr for the next two years and there will be a SA ranging from $317 for a small unit to $633 for a penthouse suite (~ 50% of a maintneance fee). The Special Assessment will be due by Jan. 1, 2012, but can be paid in installments.

BACK OUT and DON'T LOOK BACK - Can't Imagine it being worth $5,893.32 and with that high of a S/A the HOA is on track to implode

The 10 year SA mentioned above has been called in early. All owners were to pay a lump sum of $240 per unit week last year. Efforts to collect any outstanding fees owed have basically ceased and considered bad debt. Since the reserves are at a rather high level, much of the money designated toward the reserves is coming up for owner vote to be used toward the note on the SA to pay it off. Paying it off early will save a lot of interest.

I suggest contacting the resort/ owner services. I do not know off hand, my notes just state "some ownerships" at Ocean Sands. Just wanted to disclose my notes, incase someone wanted to contact the resort for more info to see if anything applies to their ownership(s).

$3,000 - Poipu Point - Diamond Resorts

Last week, I received an email statement for nearly $2,000 for 2012 maintenance fees. Since I'd already paid over $1,000 last February toward this fee, I thought there had been a mistake. Called Diamond Resorts & found that there had been an additional assessment for nearly $3,000 for a Water Intrusion Assessment (this is for an EOY unit) - yikes! They're very kindly only requiring $2,000 of this to be paid by January 1, with the remainder due the following January.

Would someone please direct me to a place where I can find out our options? We can't afford this extra assessment, and I doubt we could sell it with this debt. :eek:

Hatteras High in Rodanthe, NC will no doubt have a special assessment in the near future. I don't know how much yet, but Hatteras Island got hammered by a hurricane earlier this season.

Timeshare Assessments

We just bought a 2 bdrm in the Courts at sheraton vistana on ebay. i know they just had their big vote and that it is newly refurbished. how do i find out if there are assessments on the property?
