I would like to rent out my [timeshare] unit. I have never rented a unit out, and hope you can share with me the fine points (and perils) of renting.
I think I recall that there is a a rental agreement posted somewhere online.??

Are you enrolled? Do you want to rent a week or rent the DC points? I believe you have a gold MGV week, 2BR?

Unfortunately there is very little rental value in renting the week. Only because you can pick these up for about half the MFs as getaway weeks. Orlando also has lots of rental options out there, so renting gold, or even platinum MGV is not easy. Perhaps Easter or New Years weeks can be good renters, but outside of those, there isn't much else to rent.

Renting the 2175 DC points may get you a little more than your MFs. So if you are just looking to cover costs, this may be your best bet.

There are contracts you can use. i believe MyResortNetwork has one that you can buy for under $10. I am sure you can find some free ones out there with a little searching.

If this particular week is a member of the Florida Club, and you haven't rented it by a certain date (you pick the date), you may want to reserve at BeachPlace instead via Marriott (not Interval International).

BeachPlace Tower is right on the beach in Ft. Lauderdale, and most of the Gold oceanfront weeks in the Marriott system seem to be very popular.

Remember that you can reserve at the Florida Club six months in advance, and have to trade like for like, and in the same season you own (Gold).

This is sad. I'm sure you saw the post from today or maybe it was from last night from the guy who was excited to just buy a gold 3 bedroom grand vista for nearly 2k. Here you are, just trying to give your week away and there was a guy who paid 2k for a 3 bedroom. Too bad you guys couldn't have found each other and maybe you could have just given him your week and you both would have benefited.

Maybe post something on the TUG marketplace about giving this week away. You should find someone.

Sometimes you want a 3 bedroom because you want a 3 bedroom. A while back I had a wish up for a 3 bedroom lockoff at a specific resort and had tons of offers for 2 bedrooms and 1 bedrooms. I gave a way a 2 bedroom this year myself. I was willing to pay a couple of thousand but couldn't find one for under $10,000.

The basics are

1) make a reservation
2) find someone willing to pay you for that reservation
3)add their name and get paid

To make it profitable is more complicated

Basicly you need to find that "sweet spot" where the rent you charge is less than comparable properties, but is more than the mf you pay....This is a lot easier to say than it is to do......just any week at any resort wont make it

Being a landlord is not always easy and its not for sissies...good luck
