I would appreciate hearing info from anyone who has not paid maintenance fees at any resort and what their experience was? I think responses might help myself and others as we think of ways to eliminate maintenance fees, as we get older and can not use the resorts as much..

I think the best start might be to contact the resort and ask if they have an exit program. Make sure you mention that you cannot afford to keep paying fees and will no longer be doing so- no matter what the repercussions are.

As suggested, @Grammarhero would be a good resource for info on folks that have done that. Probably best to check with the resort HOA re: deedback program to see if they have one, but you would be best off learning about what the best potential results of non-payment are for a resort in Florida and how to respond in order to avoid the downside of defaulting on maintenance fee payments. There is a large collection of info in a sticky thread on the state by state laws that he put together that would be worth looking into, IMHO you should learn what your rights are first and seek to give the HOA the option to take the week back before you do something like just not paying.

Try to deedback first. I know Williamsburg Plantation sometimes does deed backs.

Out of 18 MF reported defaults I received on TUG, 3 got reported to credit agencies, none of the 3 were Vacation Villages (VV).

Out of 4 VV reported defaults, one got reported to the credit agencies, but that was a mortgage loan default.

A MF TS owner defaulting in FL might be wise not contact the resort or respond to mail. Doing so preserves that TS owner’s right to anti-deficiency, meaning the resort can take nothing more than the TS, although it can report said MF-defaulting TS owner to the three credit agencies.

Thank you for the suggestions to date..I am 70 yrs old, our credit is frozen with the credit agencies for over 20 years now..could care less if I default maintenance fees and they report to credit agency.. Again, thank you..
