people on wish list wanting to buy? are these legit?

So I'm considering selling my timeshare and found an ad on the wish list of people wanting to buy and sent an email. Has anyone else had experience with selling to someone who is a lic real estate agent advertising on here? The info I was given was the following and just wondering if anyone else has dealt with said person or this company in florida. She advertises as 13-15K net to seller, but doesn't state all sale prices or fees up front yet. I have emailed for more info. Please advise. I'm so wary of scams and don't want to be scammed, but I also can no longer afford the high maintenance fees associated with hawaii timeshares and need to unload mine.

There is a simple rule of thumb with TS business offers:

Never, ever pay an upfront fee, no matter what they call it - REPUTABLE brokers charge a commission AFTER the sale, out of the PROCEEDS.

I'm guessing that's what shes saying by net proceeds to me after the sale. I want to sell, I need to sell, but don't want to get nothing in return or get scammed. I'm reading all the info on here but still unsure who is reputable and how to sell myself. ARe there honest people I can contact, who if I find a buyer, they can complete the sale for me? Or are there really lic real estate agents who do have clients waiting to buy? And I still don't know why it lists me as a guest on the message boards.

Yes - there are TS closing companies, and there are timeshare brokers - there is a list of recommended ones here - http://www.tugbbs.com/forums/forumdisplay.php?f=56

You might benefit from using a reputable (no upfront fees) broker who will walk you through the process, since you haven't been through the process before.

Reputable brokers charge a commission of $1,000 and up.

They may have lists, but unless your timeshare is ocean front, you are not going to net $13-$15K. It might SELL for that, but you won't get that after commission and closing costs.

And I still don't know why it lists me as a guest on the message boards.

When you joined TUG, you received an email with a member's code that you have to add to your profile, for the system to recognize you as a member.

If you can't find the email and code:
Click on TUG Resort Databases at the top of the page,

Scroll down and click on MEMBERS CLICK HERE TO LOG IN,

Log in,

The member's code will be in the top box.

Now go back to the regular BBS (the discussion forums.)

There is a blue bar at the top of the page - click on USER CP in that blue bar.

Then click on EDIT BBS MEMBER CODE

Then scroll all the way down to the bottom of the page, put the code in the box

Save it.​

Thanks Denise, for your patience with me. I did find the code and entered it and it now shows me as a member. I will look into the avenues you listed. I guess I'm just very gunshy. Overwhelmed because of other financial issues right now (unemployment) so really needed to sell. Nope, not ocean front, I own ocean view at WKORV. I love it there, just haven't been able to go for a few years and can't keep paying the maint fees when I don't have job, ya know? I'm an intelligent person but before I found TUG I was very misinformed about timeshares and almost paid upfront costs to list it for sale. Was glad to find to TUG before I did that. I wanted to hold on to my timeshare since it was paid for, but now need to sell. :(

I recommend that you contact several brokers who are highly rated by Tuggers (see link above) and ask them:

1) What your timeshare is selling for (in their opinion)
2) If they have any upfront fees
3) What their commission is
4) What closing company they recommend
5) How much closing will be

That should help you make a decision.

Lisa is reading the Buy Wish ads here on TUG. It appears that she is referring to Hawaii ads 3 or 5.

While TUG does not provide any warranty on its ads, the person who posted the ads is a TUG member.

On eBay, I see two "completed listings" of 2br units at WKORV which did not sell.

I followed some of the listings and they were accurate and professionally done. That being said, she may have clients looking for specific resorts. I would be more inclined to try and sell it myself. It would really get my upset if I paid someone a large commission to simple list something on ebay, when I could do it myself for a fraction of the price.

Tug marketplace combined with redweek should do it. Or if you want, you can pay me a 10% commission and I will list it on eBay for you!!!:rofl:

LTRBA = Licensed Timeshare Resale Brokers Association

You can get an immediate purchase offer for Westin Kaanapali from almost any legitimate resale broker. There is an institutional buyer with standing offers for this resort. You'll likely be able to sell for more if you advertise and are patient, but if you are searching for a quick sale it is there.
