Many of you have seen that I've been hunting for a few weeks now, and I think I've found a good one on a 2nd chance offer (it's legit). Let's see what the "peanut gallery" thinks...

154K ANNUAL pts at Patriots Place for $959.00 INCLUDING closing and transfer costs. Seller has 158 feedback (all selling Time Share) and 100% positive.

M/F are $59/mo ($708 annually) or $4.60/1000

Assessment HAS BEEN PAID IN FULL....

However, I did see this little gem.

But I thought the M/F were a little high at $5.11/1000. Even at $4.60/1000 I thought the Pats Place was higher than I liked. Currently I'm at about $4.16/1000 this will take me to $4.32/1000.

So, if you take out the c/c of $500, the cost was $0.003 per point (not a typo. Yes, 1/3 of one cent per point). Even with the c/c it was only $0.006 per point (2/3 of one cent per point). Far better than the $0.035 per point I paid back in 2000 for my first Fairfield property (resale). Fairfield REALLY needs to consider a ROFR as I'm sure they could have sold it for much more.

Now assuming all goes well, I'll let you know when closing is over so I can give props to the seller.

Last time I bought from 43Namal and although the closing was a little slow, it all worked out in the end.

Been watching his sales lately as the prices have been sinking so. He has LOWER his reserves towards the end of a couple of auctions I was watching ... now he is throwing in the closing costs ...

The $708/year MF seems high to me for Patriot's Place. My 3BR lockoff week at Kingsgate would be worth 203k points if converted and my MF's are estimated at $665 for '09. I guess the FSP fees is what is adding that added expense.

You're probably dead on...

About the FSP adding to the cost. The 154K pts translates to a 2br "Plus" in high (not peak) season. I'm guessing a 2br "plus" is essentially a 2br lockout as it combines a 1br "B" and a 1br "A".

Doesn't matter, I'll never stay there...

I still think that Wyndham REALLY needs to consider a ROFR. If I was the in sales biz, I'd have wanted the option to take the week back for less than 1K (what I paid including C/C). I'm SURE they could have sold the points for at least 5K at a sales presentation...

There are 3 level
154k or less
154k to 300k less
300k+

And depends on if you have plus partnership or not, the fee will be a little buit higher if you have it.

What are you asking? About the FSP fee? If so, look at Jya-Ning's response. Or are you asking about the total M/F payment? If so, this sounds like your monthly fee for about that many points which probably includes the FSP fee. Ebay ads should include this for points but sometimes sellers don't know what their doing.

So I thought she was saying the monthly M/F should be $80.08 or, $969.60 annually. Not the $708 I was quoted by the seller.

My "OH $%#^ o'meter" went off the scale....

My bad... :wall:
