We are staying at Beach Place Towers the end of January on an II exchange. I noticed on reservation mention of parking so I called resort and was told only we can only park one car at $14/night. We need parking for a second car for five of the seven nights and was told the company that runs the garage offers a discount for a second car. When I called them, they said the discounted cost is $65 for the week, but only one car can get the discount. Does anyone know if there really is a charge for parking? Any idea why the first car cost 50% more than the second?

Never needed more than one car there, but my guess would be it's doe to space. This is a parking garage in a city like setting.

I believe you could get that lower rate on both cars from the company that runs the garage. The garage is sectioned off with the higher floors reserved for the MVC customers, but nothing prevents you from just dealing directly with the garage owner, parking on the lower levels, and not purchasing parking via the MVC. Many people do this.

The $14 charge is for parking your car in the garage that is owned by the Beach Place Towers HOA. Parking in the lower floors of the garage is a separate private company. They really aren't providing a discount per se, but rather just charging their going rate for the week. You could choose to park both cars there for the whole week and save a few bucks. The garage floors owned by BPT, I believe, are the top two floors. They require a lot of circles up to those levels and it is a bit of a PITA. You can likely only park one car in the HOA owned garage because of the limited spaces available.

IMHO, you only need one auto at this Resort; unless there are more than seven (7) adults in your group. There is a charge for parking and the parking spaces are really tight IMO.

Based on the original post, it seems that perhaps another couple or family is coming for five of the seven days.

I based my statement on that the OP had booked the two (2) bedroom villa and that there was only two (2) adults in their villa. The OP had booked the larger villa with the full kitchen, dining room and living room. The OP would occupy this villa.

The second bedroom villa would be occupied by their guest for either five (5) or seven (7) nights. This unit does not have the full kitchen and dining room.
Their guest would need to pay for parking.

The second couple, if they were not staying with the OP would be guest of MBP and their would be no need to ask the parking question. IMHO.

IMHO, since the room is a lock-off, and it could have been reserved as a one bedroom and a studio separately, then MBP should provide two parking spaces, which they would if they reserved separately. If that were the case, the cost would still be $14/day for each car, but there needs to be enough parking for these types of situations. Not a big deal, since they do have the other two floors apparently that are managed by another parking company.

What I really don't understand is why the same garage, albeit operated by two separate entities, charge a different price? Especially when the price charged by the entity (MBP) that I am the customer of, is higher. Seems like it would be the other way around, in the interest of customer service. Also, in all the other MVC and Ritz Residences we've been to that typically charge parking have provided at least one vehicle parking for no cost. Seems like parking should be baked into the MF, and not a money maker. IMHO.

Anyway, no big deal, we'll pay $14/day for one vehicle and $65/week for the other (two couples traveling from different starting points results in two vehicles). Thanks to all the posters for their responses!

To the OP, suggestion only at check-in I would request two (2) parking passes. IMHO. Your post make sense to me about the parking. .

The BPT HOA uses the parking fees to help subsidize their costs. Owners staying on their ownership week or exchanging in using their ownership week do not pay parking fees. II exchangers and cash guests do. Not sure about DC point stays, but I am sure the parking fee applies there too. I have no problem with the fee. My only rub is that they don't charge owners and it is the exchangers that help subsidize the parking garage and MFs for the owners. Parking fees are common in urban areas, even timeshares in urban areas.

There are likely additional costs for the BPT garage because they have additional security for the garage.

Do BPT owners pay the parking fees as an item within their MFs?
if not, but other MVC owners do have to pay when staying there that would seem to set a worrying precedent that any MVC resort can start charging facility fees for non “home” MVC owners staying at those resorts?

That is a good question. Perhaps a BPT owner can weigh in if there is a line item and how much the amount is. It could also be artificially low and then additional funds made up from non owner stays.

We always pay to park at the private garage on the bottom floors. We were there just a few weeks ago and paid a straight $60 a week (I may be off a few dollars, I don't have any paperwork with me) for our two weeks. We've been parking there for years because it's always been a lot less costly and far, far more convenient parking on the ground floor. We've never had a problem finding a spot but then again, we're generally there in December but we've also been there later in the winter and at spring break and still never had a problem. On the ground floor level, there is a red door back in the corner - that's the private garage office.

This is a good way to do it. Think of the time saved in driving in one of the worlds poorest designed garage! The architect should be ashamed of this garage design that was used at Beach Place.

Now, the four lousy, slow, inefficient elevators at Beach Place are another issue I could pontificate about but I will leave that to others....,

I was an owner and never had parking offered for free. Btw, does anyone know what the annual maint fee is nowadays?
