Pahio converted to Wyndham points

I can't find a Wyndham points chart for Pahio properties that have been converted to points. Can anyone tell me what 90,300 points is good for at a Pahio property? Is this one week in a one bedroom, parking lot view, off season? Or something better?

What those 90,300 points in? If they are RCI point, you can get 1 BD, but that does not mean they will have inventories there. If it is Wyndham points, you can get few days here and there

According to the ad, those are Wyndham points. But I didn't know Pahio weeks had been converted to points.

Follow the sticky http://www.tugbbs.com/forums/showthread.php?t=48232 and get to the directory at about pp 211 to 221 is the resort point chart. Not sure about that, but I will guess the old PAHIO devloper convert all units he has into the FSP points and sold them.

There are also 1 place he plan to build new inventories if I remember right.

Not all PAHIO weeks have been converted to points. There are lots of unconverted weeks out there.

Thanks, Jya-ning. I thought I had looked at all the threads in the sticky, but I missed one.

How could a week be converted to less than three nights worth of points? This doesn't make sense.

If it is developer's week, it will not be converted week. And depends on how they set up the deed, it could be splitted into stuff like that. The smallest I saw is 28k. The new resort that was selling just 4 years ago, I saw 35k contract, which will probably good for 1 day in Summer weekend. So that is one of the problem to buy from developer.

I am pretty sure this is RCI points, and iirc they don't transfer with the sale.

So, what you are looking at is a purchase of a unit at that resort with annual fees of around $1123.

which I believe is the approximate amount for a 2 bedroom unit.

I am pretty sure Greg is right on both. Wyndham points are either start with Jan, April, July, Oct.

Pahio sold RCI points

for about 5 years prior to Wyndham getting involved.

Many of the Pahio's are RCI point contracts.

Pahio and RCI points

Some time ago, Pahio owners got the come-on about converting to RCI points, and I did so. I'm basically glad I did because it has given me more flexibility. but when Wyndham bought Pahio, foolish me thought they might grandfather us in to their points. Hah! Instead, the only way we could do it was to buy more points from them (via Bali Hai, which is still selling in Princeville) and then you could convert each Pahio contract separately to their points for a very significant price.....can't remember how high, but really too much! I have loved going over to Kauai, but Kauai is getting much less friendly (currently they are considering raising the property taxes by a huge percentage) and, as we all know, maintenance fees keep going up....so I'm not sure how long I'll hang in there.

My take is it is RCI points being sold.

There are confusing aspects to it though like the tranfer fee amount of $100.

I skip over most of these with conflicting information.

RCI Points will NOT transfer in the sale, so you will not get RCI points with this purchase. PAHIO has an agreement with RCI, and RCI basically will not transfer the points account to any new owner.

It is really rotten of PAHIO,:( and it is just another way the developers beat down the value of resales.

The seller needs to find out the facts before selling a property with points that will not transfer. A simple call to PAHIO is all he needs to make, and they are still open today.

The fees are probably for a three bedroom unit. Two bedrooms at PAHIO are $936.

One of the Pahio KBV weeks we bought had been converted to RCI points, but when we bought it, it reverted back to weeks. But don't ask me to explain it! :D
