I purchased 5 Disney and 2 HGVC. Disney is so transparent with their pricing, yet with Hilton it is a big mystery. Anyone been to an owner's update recently? What was offered?

Resort location for sale?
How many points?
Annual/EOY?
Purchase Price?
Bonus Points?
 
HGV will offer you whatever you don't have and tell you that you are missing out.

Opt for resale and skip the bonus points. Way cheaper and the same use unless you want in Max or want to raise your Max tier level. That are better options for getting to Diamond/Embarc properties though.

I like DVC because it's simple. Book 1-night, free parking (Even in Hawaii), no fees to bank or borrow points. HGVC nickels and dimes Parking at HIlton Waikiki over $75 a day with 3-night minimum! I just paid $79 booking fee 4X this year to use my HGVC points. That's why I'm thinking of one final upgrade to MAX so the booking fees are waived. I'm curious what is my lowest priced option to upgrade. HGVC direct sales only shows me what they want to show me, but I need to know what other options are out there.
 
There is a huge range for upgrades into Max. I have seen people trade in deeds, pay about $10k or so to lose points to get in Max. It will take many years of booking fees to make up the $10k.

You need to weigh the cost and the benefits.

If you need more points, you are better off buying a good low mf/pt resale and paying the booking fees.

For parking fees, that is more common in HI but only in certain locations. For example, you don't pay parking at Kingsland, Bay Club, or Kohala Suites but do at Ocean Tower on the Big Island. I would say that most properties, not in Hawaii, don't charge for parking. There are a few exceptions like NYC and Liberty Place in Charleston but no others on SC.

We also have DVC as well as HGVC. I agree with the simplicity and lack of fees with DVC. OTOH, HGVC resale can be had for a lot more of a discount over retail than DVC. AFAIK, the resale DVC we bought 15 years ago are still worth more than we paid. So HGVC comes a lot cheaper. And DVC ain't gonna get us into NYC. So there are pluses and minuses to both.

We own both HGVC and DVC (and MVC and Westin/Vistana for that matter). Each of the different timeshare systems have their advantages and disadvantages...but one thing that is true across all of them is that (generally speaking) you have to pay for parking at urban resorts and don't for those out in the hinterlands. So in Ko Olina you don't have to pay for parking at MVC or DVC...but in Waikiki you do at both MVC and HGVC.

The only exceptions I can think of are HGVC's Ocean Tower in Waikoloa (which annoyingly charges for parking) and the Ritz Carlton Club in San Francisco (which amazingly doesn't...but the MFs are out of this world).

In general, HGVCs MFs are less than DVCs (or MVCs) and one of the ways HGV makes up for that is by charging reservation fees.

If you really want to avoid reservation fees a less expensive option would be to buy resale into one of the HGVC bHC resorts and then pay “Inclusive Club Dues” of $371 instead of the standard $219 (Max members pay $313). But then you would need to make enough of them to make it worth your while.

The answer is that it depends. HGVC is primarily a deeded system. Like real estate the price depends on the unit size, season and resort. I've had offers from different resorts and they have different prices and associated points. They don't discount the deed but offer varying amounts of bonus points. There is a max ratio bonus : retail price that you would need to negotiate to get but I do not remember what it is.

If you are looking at MAX trust points which are HVC properties that SRs sometimes offer, I would not buy because people cannot give those points only packages away when they want to exit.

My apologies. We should have more explicitly written that TUG members divide into three camps on the issue of 'owner updates'...

1) Those who attend to get HHonors points but have no intention of buying direct (see the 1 million HH thread).
2) Those who feel HGV doesn't give anywhere near enough points to sit through 90 minutes of annoying blather.
3) Those who have carefully purchased low cost/high initial price resale deeds so they could upgrade into a prime deed as inexpensively as possible.

And as @CalGalTraveler wrote the offers will vary wildly depending on location and what the salespeople think the prospect will buy.

Actually, I did. About price. Everything thing else is all over the place. You can basically buy in any property, for a wide range of points, annual or EOY, a price range from $7k to up to $100k, and a wide range of bonus points based on how much you spend.
 
@justintanoue a good place to find people sharing their OU (or even new prospective pitches) is the Facebook group: HGVC Owners Group. People there regularly post up about what was offered and "is this a good deal" questions (note: they are never a good deal).

I don't know how to link to a specific post, but the image here is one of the recent posts talking about getting to MAX and has some details... search that FB group and you will find more.

Find an inexpensive EOY District deed resale and add All Inclusive, which allows you to avoid reservation fees. It’s a bit more expensive than normal Club Dues, but you can easily make that up with a couple of reservations.

$100 K is low. I’ve seen sheets up to $499,999 for a platinum penthouse at either The Quinn central on 5th. Some of the Hawaii deeds are over $150,000.

Still can’t believe the cost.

@justintanoue , OUs are sales presentations.
Pls spend some time learning more about TS's here at TUG, esp HGVC.
Most Retail purchases are exorbitantly overpriced; @JohnnyO was recently offered a 11,200 pt deed for a mere $121k, with 19% financing at an OU.
Same deeds are being offered for <5k (& some even for free), Resale.
Pls Research & buy Resale
And SKIP OUs, unless you intend to NOT buy anything retail at OUs.
You have been given plenty of wise advice by others in this forum.
Ultimately, it is your money & your choice.

I am researching District Washington DC resales as I may need to utilize the reservations window and OS there. If one is EP is there any reason to add AI since EP already covers fees for reservations and GC's?

Also look at RCI. The District is in there and often less points, depending on the unit

Not that I can think of. You do need to keep in mind that you can only use bHC points (or whatever the acronym is these days) for the owners reservation window.

Thanks. I was just going to ask about that. That just about kills any idea I had about adding an EOY or annual to my portfolio. OS would be interesting.

How is the availability 90 days out? Are there busy seasons where it's hard to get a reservation? I imagine spring and fall would be the nicest times to go. Looking ahead it looks like solid availability but I have no idea what the reservation patterns are. We are looking at maybe a year and a half need to go there regularly as our son may be based in DC for that period of time.

I should have created a separate thread on this for District as I'm hijacking this thread and I don't mean to.

Hey @ljmiii ... I have every intention of buying direct!!!! I have before. In fact, I have purchased 60,000 of my 86,000 HGVC points directly from HGV. They just won't meet my price point. So I take the HH points while I try to negotiate reasonably with them. They just aren't reasonable, considering all the free and cheap HGVC deeds/RTU's in the marketplace;)

No there as you already have free reservations. I bought in to get the free reservations. But have come to enjoy the location of The District and have been visiting my home resort every year or two for the past few years.
