formerly 77,000 RCI points (Sunrise Ridge Resort, TN) Title Transferred back to Hilton completed 7/20/26
Our former Amber Vacation Club timeshare in TN was bought out by Diamond many years ago and then Diamond was bought out by Hilton. We got this one for free and the original owners had paid to convert the deeded July week to RCI points which we have really enjoyed. We received and email from Hilton back in April saying that Lemonjuice Solutions was being brought in to manage the resort and giving us 3 choices. One choice was to do a title transfer back to Hilton for the fee of $225. which we decided to accept. Our maintenance fees had almost doubled since Diamond took over and we were seriously considering dumping the timeshare since we now spend 6 months in the sunny warm south in non-timeshare accommodations and have trouble fitting in enough vacations to use up our points during our time at home. We figured a title transfer was the easiest and cheapest way out.

Hilton emailed us the title transfer documents on June 10th after me asking for them twice. The documents needed to be notarized by an American notary so that required us to drive down to Niagara Falls NY (a 5hr return trip drive) to get that done. We drove down on June 11th and got the documents notarized then went down the street to a UPS outlet to send them off to the address in Orlando as requested. When we got back home DH called the telephone number Hilton provided and paid the fee using our credit card. The woman he spoke with said that as soon as the documents were received and checked over we would get an email confirmation that all was in order and the transfer would be complete within 30 days.

On July 21st we got an email from LemonJuice Solutions saying they had been advised that we wanted to do the title transfer and they had enclosed documents that we needed to sign and get notarized then mail them along with a cheque for $225. to a closing company in GA. The email said if we had questions to email them so I did. I enclosed copies of what we had already signed, the proof they were received by Hilton in Orlando, and a partially redacted credit card statement showing the $225. fee was processed on June 12th. I asked why they were now asking for different documents, a quit claim deed, and another fee. We got a standard thanks for your email somebody will get back to you within 5 business days reply. We still have not had a reply but we did get the same documents by snail mail the other day.

On Monday, Aug.3rd, I emailed Hilton (replied to their email to us) to ask why we hadn't received the confirmation of the title transfer within the 30 days as promised in June and also asked why LemonJuice Solutions was now asking for a quit claim deed to be signed and notarized and another $225. fee. I asked if Hilton had advised LemonJuice that they had received our documents or were we to sign 2 sets and pay 2 fees which was never discussed before. Today we got an email from Hilton apologizing for the delay and the following;
"The Deed has been recorded on 7.6.26 DOC#:12345678. Your account(s) has been cancelled as of 7/20/2026. You will receive a cancellation confirmation letter within 30-45 days." Yay!!

So I guess Lemonjuice hadn't received that information when they sent their email the day after our account was cancelled and 2 weeks after the deed was recorded.

Now to use up our remaining 45,500 points before they expire next May 31st and see if our RCI points account gets cancelled even though we paid for a 5 year membership in 2024.
