Orange Lake purchase

We have friends that own at Orange Lake every other year. It has points associated with it. They would like to own more time there. When I look on TUG to find something, I see a lot of fixed weeks available for OL, but do those have points associated with them? I know their points can be converted to RCI, but can also be used within their system. I am trying to get them to buy online, but I don't have OL knowledge and don't want to steer them wrong. Any thoughts. They love OL and are content there.

The reason you see all these fixed weeks is because a resale OLLC will not come as points, it will revert to the underlying fixed week.

Just a question/clarification from your original post, are you/your friends looking for RCI points or Holiday Inn Vacation Club (HIVC) points?

I have been trying to find a way to purchase points resale at orange lake. After going in circles for a while I did manage to find out that some points memberships are transferrable, but could not determine what kind (RCI, HIVC, etc.) I think it has to do with the way it's deeded. Floating weeks are transferrable if they are deeded float, which is rare for OL, but possible. I also found out that you can be added to the deed, and possibly keep points after waiting a short period then removing the original owners. Not really sure this will work, any thoughts from the veterans and pros?

TO add to this, just found out from Orange Lake HIVC department that someone can be added or removed from the deed & account without affecting points membership, as long as a quitclaim deed is filed. This could be a round about loop-hole for acquiring OL HIVC points memberships from current owners, first by adding the buying party with one quitclaim deed, then by removing the seller with a second quitclaim deed. Again, any thoughts?

I have purchased to deeds for HICV locations on eBay for $1 each. The first is for 150,000 points in SC and the second is for 15,000 points in WI. I own the underlying deeded week, they convert to points in the club. Suggest you buy your points at one of the expansion locations in TN, SC, WI, VT, or NV.

Two Escapes! resorts were recently acquired as well: Tropical Breeze in Panama City Beach, and Galveston on the Gulf. I don't know all the details yet, but we did get an invitation to call about joining. We already own at Orange Lake (an older regular deed), but own 2 additional weeks in Panama City Beach. If they offer membership for such a low price, we just might do it. I guess it partly depends what they offer in terms of points - our 1BR there gets about the same TPU as our 2BR week in Orlando, so I would hope the points would be about the same.

My wife's family had Week 20 at OLCC, and kept it that way for over 10 years (bought from the resort). Last year, they were offered at least $5k (*whew*) to convert to points + RCI. They refused, but we got to see the new building known as River Island.

This year, they decided to switch to points, but this time, they were charged $3k (they were able to pay cash). That is a better deal. My wife and I own Wyndham points, but if we owned a Fixed Week, we would be charged $2500-ish to convert to points.

I agree. Buy a Desert Club week for cheap or free and have it converted to points for $104. Quit claim deed can be filed quickly. I gave one of my weeks to my friend and she did it all in a couple of weeks with no problem.

What type of membership rights did you get - if you visit the other resorts are you considered an "owner?" We have toyed with the idea of offloading our original week for a while, particularly since we purchased the third week. If we could "convert" those 2 weeks, and retain our membership status at Orange Lake, it would be a good move.

Once we get more details, I'll post what they offer us, though our situation may be unique.

As far as i know... i pay my maintance/tax/club fee and that makes me an owner as much as any other guy!
This is probably the only thing that bugs me the most about this company. whatever we buy from them is useless because we cant sell it with the same benifit. for this reason alone i could never buy from the developer. Luckily for me it worked out! 448,000 points 52k shy of premier!:doh:

Andex, my concern is whether you are considered an "owner" at the other resorts, not just your home resort. Do you get all the same owner benefits, like reduced greens fees. Also, our original West Village deed at OLCC entitles us to day use of the facilities there, outside of our use week. I don't know if being a club member from another resort would still entitle us to that.

I did call, and found out it would be $100 to join, plus the annual $104 membership. Assuming that includes RCI membership fees, that may be an OK additional expense - but will need to find out if that entitles us to keep our original RCI account, or if we would be trading through the club. Many clubs associated with RCI hamstring their owners to some extent, because they don't have direct access to RCI.

We also have to think this through because we now know our TBR weeks would be worth 101,000 club points (half as many RCI points), while our OLCC week is worth 127,000 - the TBR weeks get us equal of more TPU in the weeks system. And obviously, if we join the points program, we lose access to the last minute deals with very low TPU values, unless RCI decides to offere then through points as well (and since so many resorts are now affiliated with points, we know we will have to pay the regular going points rate for those, even at the last minute).

Right now i am considered a preffered member? (ex preffered seating at OL restraunts?)
FWIW When i was down in orlando at christmas they said i could use thier facilities? so yeah i dont think they discreminate againts owners outside of orlando? A HIVC owner
