If you have a loan on the timeshare, a deed back won’t get you out of that obligation. You won’t owe anymore maint fees however you’ll still owe whatever is left on your loan. Good luck

Typically if you want out for the next year you have to make the request by October to get out of paying the next year's MF's. This is because the process usually takes 2-4 months to get processed. TUG has nothing to do with the program. You need to contact Horizons and HICV directly. https://www.orangelake.com/horizons

If they have shut you out of your timeshare, let the process play out and make them foreclose on you. There is nothing to make you pay a thing at this point. You asked to be out of the timeshare, they ignored your requests, and now you might get a credit hit, but it's totally worth it. Write a letter to the credit reporting agencies when that hits as a negative on your credit report. Tell them the situation, and stay hopeful that the credit reporting agencies to possibly remove that hit on your credit.

Florida has an abbreviated non-judicial foreclosure process in which they get the deed back, but you should not owe anything additional. Look on TUG to find info. Be sure to NOT object or write anything in your defense, etc., or this will kick it out of that process. You'll get a few letters over the next year about past udes, not able to use property, etc., then, they'll start the process. As stated, you'll likely get a ding on credit, but write a letter to credit agencies. A lot of people are going to have dings due to Covid wrecking finances.

Back in the 80s I was sitting in the Savannah Airport waiting to go home after spending two weeks on HHI. I was reading the Island Packet which included full page ads for both Marriott Sabal Palms and Orange Lake. I liked Sabal Palms because of the Marriott name and Orange Lake because Kemmons Wilson was behind it. So I did what every rational person would do. I flipped a coin. Marriott won so I called them and bought a Sabal Palms Pre Construction Weekon the spot. After about 5 years of use I sold it and pretty much got my money back. I shudder to think what would have happened if I had bought Orange Lake and held on to it until now...

The same thing as would have happened if you kept the Sabal Palms. You could give it back and get nothing. You would have paid more in MF's for Sabal Palms if you held onto it until now vs Orange Lake. If you had picked Orange Lake and sold it back 5 years later, you probably would have gotten back 25-50% of what you paid.
